Assess transaction activity, prices per square metre, land values, sales and rental values, absorption rates and market trends, with particular focus on Riyadh.Key ResponsibilitiesMarket Research and Transaction AnalysisCollect, verify and analyse real estate transaction data across relevant locations and property segments.Monitor transaction volumes, values and prices per square metre.Distinguish completed transaction prices from advertised asking prices.Track sales and leasing trends by district, property type, size, quality and project stage.Maintain an organised database of market evidence, comparable properties and research sources.Land and Property AnalysisResearch land prices and comparable transactions to support assessments of land value and acquisition opportunities.Analyse how location, permitted use, development potential, accessibility, infrastructure and surrounding amenities affect value.Assess indicative sales and leasing values for existing properties and proposed projects.Compare properties using appropriate adjustments for size, condition, specifications, age and location.Clearly document assumptions, data limitations and the basis of recommendations.Supply Demand and AbsorptionMonitor existing supply, competing projects and upcoming developments.Analyse demand, customer segments and buying and leasing preferences.Track sales and leasing absorption rates, occupancy, vacancy and time on market.Estimate the time required to sell or lease available units based on market evidence.Identify market gaps, oversupply risks and opportunities for different property uses.Project and Commercial SupportPrepare location studies and competitor comparisons for proposed and existing projects.Recommend indicative sales prices, rental ranges and pricing adjustments based on research.Support development and investment assessments with market assumptions, demand forecasts and revenue scenarios.Provide Sales & Leasing with market updates to support negotiations and commercial decisions.Work with Marketing to identify target audiences and evidence supporting project positioning.Reporting and Data ManagementPrepare research reports, dashboards, maps and presentations for management.Report changes in land values, sales prices, rents, transaction activity and absorption.Build and maintain relationships with brokers, developers and other market sources.Cross-check information from multiple sources and record its date and reliability.Update research regularly and highlight material changes affecting Aseel Holding’s projects.Qualifications and ExperienceBachelor’s degree in Real Estate, Economics, Finance, Business Administration, Urban Planning or a related field.Minimum 5 years of experience in a similar market research and real estate analysis role within the real estate sector.Proven experience researching and analysing Riyadh’s real estate market is essential.Strong knowledge of Riyadh’s districts, property segments and market dynamics.Experience analysing transactions, prices per square metre, land values, sales and rental values, and absorption rates.Ability to assess comparable properties and explain the factors affecting prices and demand.Strong Excel, data analysis and report-writing skills.Experience with dashboards, mapping or business intelligence tools is an advantage.Ability to translate research findings into clear, practical recommendations.Key CompetenciesAnalytical thinking and commercial judgement.Research accuracy and source verification.Understanding of location and property characteristics.Clear reporting and presentation.Attention to detail and independent working.Confidentiality and professional integrity.Performance MeasuresTargets will be agreed with management and assessed against:Accuracy and reliability of research data.Timely completion of market studies and reports.Coverage and currency of the comparable-property database.Quality and usefulness of pricing and market recommendations.Timely identification of market changes, risks and opportunities.Attendance and compliance with approved working hours.How to ApplySend your CV to hr@aseel-holding.com with “Market Researcher & Real Estate Analyst” in the subject line.
