They have developed a premium portfolio of commercial assets occupied by major local and international organisations.The Role:This is an onsite role, leading day-to-day facilities and operations across a large, amenity-led office scheme in Dublin's city centre. The estate combines a number of modern office buildings with attractive shared outdoor space and an on-site food and beverage offering. It is occupied by a small number of major corporate tenants. The role covers the full operational lifecycle of the estate, from critical infrastructure and daily service delivery through to financial oversight.The successful candidate will manage key occupier and stakeholder relationships, own service charge budgets, maintain exceptional presentation standards and ensure operational requirements are consistently met. The role will suit someone who is commercially astute, technically strong and experienced managing large-scale, multi-tenant office schemes.Key ResponsibilitiesFull responsibility for the operational management of the buildings, park and wider estate.Lead annual service charge budget setting, forecasting, reconciliation and quarterly budget vs. actual reviews.Lead tender processes across hard and soft services to secure value for money while protecting quality standards.Oversee the lifecycle of key plant and systems, including HVAC, power infrastructure, BMS and life safety systems.Lead planned preventative and reactive maintenance strategies to minimise disruption to occupiers.Maintain statutory compliance across building systems, health & safety and regulatory requirements.Manage capital expenditure and sinking fund planning for infrastructure upgrades.Oversee soft service standards across cleaning, waste, pest control, landscaping and security.Manage contractor and vendor performance against SLAs, cost targets and health & safety requirements.Act as the main point of contact for occupier financial, technical and operational queries.Lead regular occupier meetings, reporting clearly on service quality, building initiatives and budget performance.
Key Requirements
A minimum of ten years' senior-level experience in facilities or operations management, ideally gained across large commercial office or hospitality-style environments, with a solid grounding in both hard and soft services.Demonstrated ability to run service charge and operating budgets end to end, comfortable explaining variances and producing clear, accurate financial reports.A background in negotiating supplier contracts, scrutinising invoices, and holding contractors accountable through KPIs and regular performance reviews.Good working knowledge of core building systems, covering BMS, fire and life safety, HVAC, electrical infrastructure and relevant health & safety legislation.Strong interpersonal and presentation skills, comfortable translating financial and technical detail into clear updates for corporate tenants and stakeholders.
