Apply & track with Apply EdgeJob PurposeThe Portfolio Manager is responsible for the strategic and operational oversight of a diversified Facilities Management (FM) portfolio valued at over SAR 300 million. The role ensures service delivery excellence, contract profitability, client retention, and compliance across all managed sites, while driving operational efficiency and growth within the assigned portfolio.Key ResponsibilitiesPortfolio & Contract ManagementOversee the full lifecycle of FM contracts within the portfolio, ensuring service levels, KPIs, and SLAs are consistently met or exceeded.Manage portfolio P&L, ensuring profitability targets, cost control, and budget adherence across all sites.Review and renew contracts, negotiate terms, and manage variations/change orders in coordination with commercial and legal teams.Monitor portfolio performance through regular reporting, dashboards, and site audits.Client & Stakeholder Relationship ManagementServe as the primary escalation point for key client accounts within the portfolio.Build and maintain strong client relationships to ensure high satisfaction and long-term retention.Conduct periodic business review meetings with clients to align on performance, expectations, and future needs.Operational OversightProvide leadership and direction to site/facility managers across the portfolio.Ensure compliance with Health, Safety, Environment (HSE) standards and applicable Saudi regulatory requirements.Drive operational efficiency through process standardization, technology adoption (CAFM/CMMS systems), and best-practice implementation.Manage mobilization and demobilization of new/exiting contracts within the portfolio.Financial ManagementOwn the annual budgeting and forecasting process for the portfolio.Track revenue, cost, and margin performance against targets; implement corrective actions where needed.Support business development in bidding for new contracts and expanding portfolio value.People LeadershipLead, mentor, and develop a multi-site team of facility managers, supervisors, and technical staff.Manage workforce planning, manpower allocation, and performance management across the portfolio.Foster a culture of accountability, safety, and continuous improvement.Risk & ComplianceEnsure all contracts and operations comply with Saudi Labor Law and relevant regulatory frameworks.Identify and mitigate operational, financial, and reputational risks across the portfolio.Maintain audit-readiness across all sites (quality, safety, and contractual compliance).Qualifications & ExperienceBachelor's degree in Facilities Management, Engineering, Business Administration, or a related field (Master's degree preferred).Minimum 10–12 years of progressive experience in Facilities Management, with at least 5 years in a portfolio/multi-site leadership role.Proven track record of managing FM portfolios of comparable scale (SAR 300M+ annual value).Professional certification preferred: IWFM, IFMA (CFM), PMP, or equivalent.
