Job SummaryOne of our clients are looking for Procurement Specialist who is responsible for sourcing and purchasing materials, services, and contractor packages required for real estate development and property operations. The role ensures cost efficiency, quality, timely delivery, and compliance with company policies and project requirements.Key ResponsibilitiesManage procurement activities for construction materials, fit-out works, equipment, professional services, and facility management contracts.Coordinate with project, engineering, finance, and property management teams to understand procurement requirements.Identify, evaluate, and prequalify suppliers, contractors, consultants, and service providers.Prepare and issue Requests for Quotation (RFQs), Requests for Proposal (RFPs), and tender documents.Analyze technical and commercial proposals and prepare bid comparison reports.Negotiate prices, payment terms, delivery schedules, warranties, and contract conditions.Prepare purchase orders, service agreements, and subcontractor contracts.Monitor deliveries and contractor performance to ensure compliance with quality, cost, and project timelines.Maintain approved supplier lists, procurement records, contracts, and vendor performance evaluations.Support value-engineering and cost-saving initiatives without compromising quality.Ensure procurement activities comply with company policies, budgets, contractual requirements, and applicable regulations.Monitor real estate and construction market trends, supplier availability, and material price changes.Coordinate with finance teams to verify invoices, payment milestones, and budget utilization.Identify procurement risks and recommend appropriate mitigation measures.Qualifications and ExperienceBachelor’s degree in Supply Chain Management, Business Administration, Engineering, Construction Management, or a related field.3–5 years of procurement experience, preferably within real estate development, construction, property management, or facility management.Experience sourcing construction materials, contractors, consultants, and operational services.Strong knowledge of tendering, vendor management, contract negotiation, and cost analysis.Familiarity with ERP and procurement systems.Proficiency in Microsoft Excel and Microsoft Office.Professional certification such as CIPS, CPSM, or equivalent is an advantage.
