Project Accountant – Multifamily ConstructionPosition OverviewWe are seeking a Project Accountant to support the financial management and administration of multifamily construction projects while also assisting with accounting functions across multiple entities within the organization.This position will work closely with the development, construction, and accounting teams and will have primary responsibility for project accounting, subcontractor billing administration, job cost reporting, construction draws, accounts payable, purchase orders, change orders, lien releases, and project reconciliations.The ideal candidate has direct construction accounting experience, is highly organized, comfortable managing documentation and deadlines, and has hands-on experience with Procore.Key ResponsibilitiesConstruction & Project AccountingMaintain accurate financial records and job cost reporting for assigned multifamily construction projects.Review project costs against budgets, commitments, contracts, purchase orders, and approved change orders.Prepare and distribute monthly job cost reports, including budget-to-actual and committed-cost reporting.Perform monthly project and job cost reconciliations and investigate discrepancies.Maintain accurate project budgets and commitments within the accounting and construction management systems.Coordinate with project management and development teams regarding budget changes, cost projections, commitments, and project financial status.Construction Draws & AIA BillingCollect, organize, and review monthly subcontractor AIA payment applications and supporting documentation.Review subcontractor billing for accuracy, contract compliance, approved change orders, retainage, prior payments, and current amounts due.Prepare the project's monthly construction draw package from the construction/GC level to the ownership entity.Prepare and submit the corresponding owner/developer draw request to the construction lender.Compile all required lender backup, including invoices, AIA applications, lien releases, project cost reports, change order documentation, and other supporting schedules.Respond to lender, inspector, and ownership questions related to draw submissions and assist in resolving discrepancies.Reconcile funded draws to project costs and the general ledger.Contracts, Purchase Orders & Change OrdersCreate, process, track, and reconcile project purchase orders and commitments.Process subcontractor and vendor change orders and ensure approved changes are accurately reflected in project budgets and commitments.Maintain organized documentation for contracts, purchase orders, change orders, and project-related financial records.Work with the construction team to identify outstanding commitments, pending change orders, and potential budget impacts.Accounts Payable & Subcontractor ComplianceProcess construction-related accounts payable from invoice receipt through payment.Verify invoices against contracts, purchase orders, approved change orders, and supporting documentation prior to payment.Prepare and process vendor and subcontractor payments.Collect, review, and track conditional and unconditional lien waivers/releases in connection with project payments.Track subcontractor Certificates of Insurance (COIs) and follow up on missing, expired, or non-compliant certificates.Maintain subcontractor accounting and compliance documentation required for payment.Assist with subcontractor/vendor setup and maintenance.General Accounting ResponsibilitiesIn addition to construction project accounting, this position will support accounting activities for the company and its affiliated entities, including:Complete monthly company credit card reconciliations.Perform monthly bank reconciliations for multiple entities and accounts.Complete general ledger and balance sheet account reconciliations.Research and resolve reconciliation discrepancies.Assist with month-end close activities.Prepare journal entries and supporting schedules as needed.Assist with accounts payable and other accounting responsibilities across affiliated entities.Provide documentation and support for year-end accounting, audits, tax preparation, and other reporting requirements.Perform other accounting and financial responsibilities as assigned.QualificationsBachelor's degree in Accounting, Finance, Business, or a related field preferred.Approximately 3–5 years of accounting experience within construction, real estate development, general contracting, or multifamily development.Hands-on Procore experience required.Experience with Sage Intacct strongly preferred.Experience with construction job costing, AIA billing, construction draws, purchase orders, change orders, and lien releases requiredUnderstanding of construction contracts, retainage, commitments, and subcontractor payment processes.Strong Excel skills and ability to work comfortably with detailed financial schedules.Experience performing bank, credit card, and general ledger reconciliations.Strong attention to detail and ability to maintain accurate records across multiple projects and entities.Ability to manage recurring monthly deadlines and follow up proactively with subcontractors, vendors, project managers, and lenders.Strong written and verbal communication skills.Ability to work independently while collaborating closely with accounting, construction, and development teams.Company Policy/Compliance: · Follow all company policies and
