Project DirectorLocation: Dubai (Must be available to join immediately)A real estate developer in the UAE is seeking an experienced Project Director to oversee the delivery of residential developments.The successful candidate will be responsible for managing and executing projects within approved parameters including cost, schedule, scope, functionality, and quality. This role requires strong leadership capabilities, the ability to manage multiple stakeholders, and experience delivering complex residential developments from concept through completion.Key ResponsibilitiesLead the end-to-end delivery of assigned development projects, ensuring achievement of cost, quality, programme, safety, and commercial objectives.Provide strategic leadership to multidisciplinary project teams, consultants, contractors, and external stakeholders throughout the project lifecycle.Establish and monitor project execution strategies, delivery programmes, budgets, procurement plans, and risk management frameworks.Oversee the appointment and performance of consultants, contractors, and specialist suppliers, ensuring contractual compliance and high-quality project execution.Drive project governance by monitoring progress, managing key project risks, resolving critical issues, and implementing corrective actions where required.Manage project budgets, cash flow forecasts, cost reporting, and change management to ensure financial targets are achieved.Liaise with authorities and regulatory bodies to secure all required approvals and ensure compliance with applicable laws, regulations, and company standards.Prepare and present regular project updates, commercial reports, and key performance indicators to senior management and executive stakeholders.Ensure projects are delivered safely, on schedule, within budget, and to the required quality standards while protecting the company's commercial interests.Foster strong relationships with internal departments, investors, consultants, contractors, and other key stakeholders to support successful project delivery.Candidate ProfileBachelor's degree in Civil Engineering, Construction Management, Architecture, or a related discipline.Minimum 12 years of experience in construction and project delivery, with at least 5 years in a senior project leadership role.Proven track record of successfully delivering large-scale high-rise residential or mixed-use developments from design through handover.Previous experience with a leading real estate developer or Tier 1 main contractor in the UAE is essential.Strong understanding of UAE construction regulations, authority approval processes, contract administration, procurement, and commercial management.Demonstrated experience managing multidisciplinary teams, consultants, and contractors on complex projects.Excellent leadership, negotiation, stakeholder management, and decision-making skills.Strong commercial acumen with the ability to manage budgets, programmes, risks, and contractual matters effectively.Results-driven with the ability to lead multiple stakeholders and deliver projects to the highest standards of quality, safety, and operational excellence.Must be currently based in the UAE and available immediately.
