Apply & track with Apply EdgeProject Finance ManagerThis role requires candidates with relevant REAL ESTATE DEVELOPMENT experience Location: Abu Dhabi, UAEIndustry: REAL ESTATE DEVELOPMENTA2ML Recruiting is currently seeking an experienced *Project Finance Manager* to join a leading organisation in Abu Dhabi.The Project Finance Manager will take financial ownership of assigned projects following feasibility approval, overseeing budgeting, forecasting, financial performance, cash flow, reporting and financial controls throughout the project lifecycle.Key Responsibilities
- Take full financial ownership of assigned projects following feasibility approval.
- Translate approved feasibility assumptions into detailed annual and multi-year project budgets.
- Monitor project financial performance, including margins, cost-to-complete, development spend and revenue forecasts.
- Prepare monthly business review reports, including variance analysis, risks and opportunities.
- Maintain project-level cash flow forecasts and identify funding requirements.
- Monitor revenue, sales progress, collections and overall financial performance.
- Work closely with AR, AP and GL teams to ensure accurate and timely financial transactions.
- Participate in approval processes for PRs, POs, contracts and variations.
- Act as the finance focal point for Development, Planning, Corporate Finance, Sales, Legal, Treasury and Project Management teams.
- Review contracts, procurement packages and major financial commitments from a finance perspective.
- Support audits, forecasts, cash flow reviews and internal reporting.
- Use *Oracle Fusion* to extract, validate and monitor project financial data.
- Provide financial analysis and recommendations to support commercial and operational decision-making.Requirements
- Bachelor's degree in Finance, Accounting, Economics or a related discipline.
- *8+ years of progressive finance experience*, combining FP&A and Accounting.
- *Experience within a REAL ESTATE DEVELOPMENT company is required.*
- Strong experience in budgeting, forecasting, management reporting and variance analysis.
- Strong understanding of accounting principles, month-end close and financial controls.
- Experience with cash flow forecasting, working capital and financial performance monitoring.
- Strong business partnering and stakeholder management skills.
- Ability to challenge assumptions and translate financial data into commercial recommendations.
- ERP experience is essential; *Oracle Fusion experience is a must*
- Advanced Excel and financial modelling skills.
- CPA, CMA, ACCA or CA qualification is highly preferred.
