Project Manager – Handover | Leading Real Estate Developer | Abu Dhabi, UAEOur client is a leading real estate developer in Abu Dhabi, recognised for delivering high-quality residential and mixed-use developments across the UAE. With an impressive pipeline of landmark projects, they are seeking an experienced Project Manager – Handover to lead the successful completion, authority approvals and customer handover of major developments.The OpportunityReporting to the Senior Project Director, you will take ownership of the final stages of project delivery, ensuring developments are completed to the highest quality standards before being handed over to customers and facilities management. This is a critical position requiring someone with exceptional stakeholder management skills, a strong understanding of the UAE development process, and a proven track record delivering successful project handovers.Key ResponsibilitiesLead the handover and close-out of large-scale residential and mixed-use developments.Manage the completion process from practical completion through to final handover.Coordinate consultants, contractors and internal stakeholders to ensure all outstanding works are completed on programme.Oversee snagging, de-snagging and quality inspections to ensure developments meet the required standards.Manage all authority approvals, permits and completion certificates required for successful project handover.Work closely with Customer Experience teams to coordinate customer inspections and key handovers.Resolve defects and outstanding issues efficiently while maintaining excellent customer satisfaction.Coordinate the transition of completed assets to Facilities Management and Property Management teams.Ensure all project documentation, including as-built drawings, O&M manuals, warranties and asset registers, is complete prior to handover.Monitor project risks associated with completion and implement mitigation strategies where required.Provide regular progress updates to senior management on handover readiness, programme and outstanding issues.Ensure compliance with all company procedures, quality standards and relevant UAE regulations.RequirementsBachelor's Degree in Civil Engineering or Construction ManagementMinimum of 10 years' experience delivering large-scale real estate developments within the UAE.Proven experience managing project completion and handover on behalf of a real estate developer.Strong understanding of practical completion, final completion, authority approvals and project close-out processes.Experience managing consultants, contractors and multiple stakeholders simultaneously.Excellent knowledge of QA/QC, snagging and defect management processes.Strong communication, leadership and problem-solving skills.Ability to work within fast-paced, delivery-focused environments.What's on OfferOpportunity to join one of Abu Dhabi's leading real estate developers.Work on landmark residential and mixed-use developments.Long-term career progression within a growing organisation.Competitive salary package and comprehensive benefits.If you have a proven track record of successfully delivering project handovers for large-scale developments and are looking to join a market-leading developer, we'd love to hear from you.
