Project Manager-Fitout

Alpago Design & Build is seeking an experienced Project Manager – Fit-Out to lead the successful delivery of luxury residential and bespoke interior fit-out projects across Dubai.The role will oversee the full project lifecycle, from pre-construction planning and mobilisation through execution, completion, and handover. The successful candidate will be responsible for ensuring projects are delivered in accordance with approved designs, project specifications, contractual requirements, budgets, and timelines, while maintaining the exceptional quality standards expected within the luxury market. The ideal candidate will possess strong technical and commercial expertise, extensive experience in high-end fit-out projects, and the ability to lead multidisciplinary teams in a demanding, design-led environment.Key ResponsibilitiesProject Planning & ExecutionLead the end-to-end delivery of luxury fit-out projects, ensuring adherence to approved programmes, budgets, and quality standards.Develop detailed project execution plans, construction schedules, resource plans, and delivery strategies.Manage project mobilisation, site establishment, construction activities, finishing works, and final handover.Monitor progress against key milestones, identify potential delays, and implement corrective measures.Ensure all project activities are executed in accordance with approved drawings, specifications, and contractual obligations.Site & Construction ManagementOversee daily site operations, ensuring efficient coordination of construction activities and resources.Manage site teams, subcontractors, suppliers, and specialist contractors to ensure seamless execution.Coordinate civil, architectural, MEP, joinery, and specialist finishing works.Ensure construction sequencing and work methodologies are aligned with project requirements.Conduct regular site inspections and progress meetings to monitor productivity, workmanship, and compliance.Resolve technical and operational challenges in collaboration with Design, Engineering, and Construction teams.Design & Technical CoordinationWork closely with internal Design and Technical teams to ensure the approved design intent is maintained throughout execution.Review construction drawings, shop drawings, material submittals, and technical documentation.Coordinate design changes, technical clarifications, and site instructions.Ensure effective integration of architectural, interior, MEP, joinery, and specialist packages.Manage material approvals, mock-ups, samples, and quality benchmarks in line with project specifications.Commercial & Cost ManagementManage project budgets, cost plans, expenditure, and financial performance.Monitor variations, additional works, procurement commitments, and potential cost overruns.Coordinate with Quantity Surveying and Commercial teams to maintain cost control.Review subcontractor progress and ensure works are aligned with contractual scope.Identify opportunities to improve project efficiency while preserving design quality and material specifications.Quality Assurance & HSEMaintain exceptional workmanship and finishing standards across all project stages.Ensure compliance with approved specifications, quality procedures, UAE regulations, and HSE requirements.Implement quality inspections, snagging procedures, and defect rectification plans.Monitor subcontractor performance and ensure corrective actions are completed promptly.Ensure projects are ready for client inspections and handover in accordance with agreed standards.Client & Stakeholder ManagementServe as the primary point of contact for clients, consultants, and project stakeholders.Lead progress meetings and provide clear updates on programme, budget, quality, and project risks.Manage client expectations and resolve project-related concerns professionally.Coordinate inspections, testing and commissioning, practical completion, and final handover.Oversee project close-out documentation and post-handover requirements.RequirementsBachelor's degree in Civil Engineering, Construction Management, Architecture, or a related discipline.Minimum 8–12 years of experience in fit-out or construction project management.Proven track record delivering high-end residential, luxury villa, or bespoke interior fit-out projects.Strong understanding of luxury finishes, joinery, MEP coordination, and interior construction methodologies.Experience managing projects from pre-construction through to completion and handover.Strong commercial awareness, including budget management, cost control, and variation management.Excellent knowledge of construction drawings, technical specifications, and project programmes.Experience managing subcontractors, consultants, suppliers, and multidisciplinary site teams.Familiarity with UAE construction regulations, authority approvals, and HSE standards.Strong leadership, communication, organisational, and problem-solving capabilities.
