Job Title: Project Manager - Interior Design, Fit-Out & MEPReports To: Senior Project Manager SPRM (Head of Department)Full-time (8 hours – 5 working days) – Office and Site-BasedMonday to Friday (9:00 am to 6:00 pm), Regular travel to SiteLocal and International travel if required.

Reasonable availability may be required for urgent site, safety, operational, commissioning, meetings, or handover matters outside standard working hours.Main Objective of the Role:The Project Manager – Interior Design, Fit-Out & MEP is responsible for supporting the SPRM in planning, coordinating, executing, monitoring, and closing interior design, fit-out, refurbishment, maintenance, and MEP-related projects across the company’s property portfolio.The role provides end-to-end project coordination from initial scope definition and design development through procurement, construction, testing, commissioning, authority coordination, handover, and project close-out. It ensures that projects are delivered safely, on time, within the approved budget, and in accordance with the approved design intent, technical specifications, quality standards, contractual obligations, company standard operating procedures, and applicable regulatory requirements.The position requires a strong combination of project-management capability, interior-design understanding, MEP coordination knowledge, commercial awareness, and hands-on site inspection experience and research on new real estate technical trends, with the overall objective of safeguarding quality, efficiency, and continuous improvement across all projects and managed properties.

Key Responsibilities

Project Planning and Delivery: Support the SPRM in developing project scopes, execution plans, schedules, budgets, procurement strategies, and resource requirements. Manage assigned interior design, fit-out, refurbishment, maintenance, and MEP projects from initiation through completion and handover. Establish project milestones, deliverables, responsibilities, dependencies, and reporting requirements. Monitor project performance against the approved scope, schedule, budget, and quality objectives. Identify potential delays, constraints, and technical issues and implement corrective or recovery measures in coordination with the SPRM. Maintain accurate project programme and provide structured weekly progress reports. Coordinate project mobilization, site execution, testing, commissioning, snagging, handover, and close-out activities. Ensure that final deliverables, warranties, manuals, certificates, approvals, and as-built information are obtained before project closure.Interior Design and Fit-Out Coordination: Coordinate with Consultant and Contractor for the development and implementation of interior-design and fit-out packages in accordance with the approved concept, functional requirements, brand standards, and project budget. Review layouts, material selections, finishes, samples, mock-ups, shop drawings, and technical submissions. Ensure that interior-design requirements are fully coordinated with architectural, structural, civil, and MEP systems. Protect the approved design intent while identifying practical, cost-effective, and technically compliant solutions. Coordinate with designers, consultants, contractors, and suppliers to resolve design discrepancies and site-related issues. Verify that installed finishes, fixtures, equipment, and materials correspond with approved specifications, samples, and bills of quantities.MEP Engineering Coordination: Coordinate mechanical, electrical, plumbing, fire protection, life-safety, HVAC, ELV, lighting, and building-services requirements across assigned projects. Review MEP drawings, coordinated services layouts, material submissions, method statements, technical proposals, and shop drawings. Identify clashes between MEP installations and architectural or interior-design elements and coordinate timely resolution. Monitor testing and commissioning activities and ensure that outstanding technical issues are closed before handover. Coordinate with consultants, specialist contractors, Property Management team and Community Management team, and relevant authorities concerning technical approvals and inspections. Verify that as-built drawings, operation and maintenance manuals, test reports, warranties, and commissioning records are complete and properly documented.Cost, BOQ and Commercial Control: Review bills of quantities, cost estimates, technical specifications, material schedules, quotations, and contractor submissions for completeness and accuracy. Assist in preparing project charter, annual and project-specific budgets. Monitor commitments, expenditures, forecasts, variations, and projected final costs. Compare technical and commercial proposals and present clear recommendations to the SPRM. Review proposed variations and ensure that changes are supported by appropriate technical justification, cost analysis, and approval. Coordinate with relevant stakeholders to address discrepancies involving quantities, specifications, materials, scope, or pricing.Property Maintenance and Community Support: Coordinate planned, preventive, corrective, and reactive maintenance activities for assigned properties. Work with the Property Management team and Community Management team to resolve technical concerns raised bytenants or building stakeholders. Recommend improvements that enhance property quality, reliability, energy performance, maintainability, safety, and user experience.Documentation and Reporting: Establish and maintain complete, accurate, and auditable project records. Manage drawings, approvals, contracts, reports, correspondence, meeting minutes, technical submissions, variation records, warranties, and completion documents. Ensure that project documents are filed using the company’s approved document-control platform and folder structure. Prepare progress dashboards and reports covering schedule, cost, quality, safety, risks, decisions, variations, and required management actions. Maintain decision logs, change registers, risk registers, submittal trackers, procurement schedules, and action lists. Ensure that commercially or operationally sensitive information is handled securely and shared only with authorised parties.General Responsibilities: Act professionally and in the best interests of the company to perform additional project-related duties assigned by the SPRM and/or CEO. Provide reasonable support during urgent project, safety, operational, or handover situations outside standard working hours when required. Maintain effective communication with internal and external stakeholders.Work independently within delegated authority while escalating decisions that require senior management approval.Key Performance Indicators:Accuracy and timeliness of project reports.Percentage of project milestones achieved on time.Internal stakeholder satisfaction and responsiveness.Effectiveness of risk identification, escalation, and mitigation.Compliance with approved drawings, specifications, and materials.Timely closure of technical queries, submittals, and outstanding actionsQualification / Minimum Level of Education:Bachelor’s degree in interior design, Architecture, Civil Engineering, Mechanical Engineering, Electrical Engineering, Building Services Engineering, or a closely related discipline to cover both Civil and MEP sides for fit-out works.PMP, PRINCE2, or an equivalent recognised project-management certification is preferred.Experience – Specific Requirements:Minimum of 6 to 8 years of relevant post-qualification experience in project management, interior design, fit-out, construction, refurbishment, property development, or MEP project delivery.Demonstrable experience delivering interior fit-out and MEP-coordinated projects from design through handover. UAE project experience is strongly preferred.Experience working with consultants, contractors, suppliers, authorities, and community management and property-management teams.Practical experience in BOQ review, procurement, tender evaluation, material selection, cost control, variations, and contractor management at site.Experience managing multiple projects or workstreams concurrently for Civil and MEP.Experience in residential, commercial, fit-out, interior design, hospitality, mixed-use, or premium property environments is advantageous.Valid UAE driving license required.System skills, Licensing, Language, or Certification that are/could be helpfulMS Office, MS Project, AutoCAD, SketchUp, Microsoft Dynamics, 3DSMAX.PMP / PRINCE II Certification is a plusExcellent leadership skillsAnalytical abilities and problem-solving skillsExcellent communication and public speaking skillsNature of Interactions / Scale of Operations or Management: Internal: CEO, SPRM, Group Level Managers, Senior Managers, Property ManagementCommunity Management, EngineersExternal: Client, Tenant, Operators, Authorities, Suppliers, Contractors, Engineers, Consultant, Interior Designers, etc.Managing an estimated yearly Project budget of Alphabeta Properties: AED 200 million plusCompetencies:Strong networking skillsStrategic thinkingEffective communication and negotiation skillsStrong stakeholder and relationship management skillsAbility to work under pressure Result–oriented
