فرصة قيادية في أملاك العقاريةمدير إدارة المشاريع الدمام – المنطقة الشرقيةتبحث أملاك العقارية عن مدير إدارة مشاريع ذي خبرة واسعة في إدارة محافظ المشاريع العقارية وقيادة مديري المشاريع وفرق التنفيذ، للإشراف على مشاريع الشركة وضمان تحقيق مستهدفاتها المعتمدة من حيث الوقت والتكلفة والجودة والتسليم.نطاق الدور:· قيادة مديري المشاريع وفرق التنفيذ، وتحديد الأولويات والموارد ومتابعة الأداء وتحقيق المستهدفات.· إدارة محفظة مشاريع الشركة، وتحديد الأولويات وتوزيع الموارد بين المشاريع بما يحقق مستهدفات الشركة المعتمدة.· إدارة دورة تنفيذ المشاريع، من التنسيق مع التصميم والتعاقدات إلى الإنشاء والاختبارات والتسليم والإقفال النهائي.· قيادة إعداد وتنفيذ خطط المشاريع، والإشراف على إعداد ومراجعة البرامج الزمنية الأساسية، ومتابعة تقدم الأعمال وتحليل الانحرافات وإدارة المخاطر ووضع خطط التعافي والإجراءات التصحيحية.· الإشراف على إعداد ومراجعة الميزانيات التقديرية للمشاريع، ومراقبة التكاليف والانحرافات، ومتابعة التوقعات النهائية للتكلفة والمدة، واتخاذ الإجراءات التصحيحية اللازمة بالتنسيق مع الإدارات المعنية.· إدارة أداء المقاولين والاستشاريين، وضمان الالتزام بنطاق العمل والمتطلبات الفنية والتعاقدية ومعايير الجودة والسلامة.· إدارة التغييرات والمطالبات والمخاطر التعاقدية المؤثرة على تكلفة المشاريع ومددها، بالتنسيق مع إدارات العقود والمشتريات والمالية.· التنسيق مع المكتب الفني والمشتريات لضمان جاهزية المخططات والمواد والتعاقدات وفق احتياجات التنفيذ والبرامج الزمنية المعتمدة.· وضع مؤشرات أداء رئيسية لمتابعة أداء مديري المشاريع والمقاولين والاستشاريين، ورفع تقارير دورية للإدارة التنفيذية توضح تقدم المشاريع والانحرافات والتحديات والإجراءات التصحيحية.· ضمان الالتزام بإجراءات الحوكمة وإدارة المشاريع المعتمدة، بالتنسيق مع مكتب إدارة المشاريع (PMO)، مع تحديد المسؤوليات والصلاحيات بين الإدارات ذات العلاقة.· تطوير وتطبيق إجراءات موحدة لإدارة المشاريع والجودة والسلامة والاستلامات والإقفال والتسليم، بما يضمن تحقيق مستهدفات الشركة ورفع كفاءة التنفيذ.المؤهلات والخبرة المطلوبة:· بكالوريوس الهندسة المدنية أو المعمارية.· خبرة لا تقل عن 15 عامًا في مشاريع المباني، منها 5 أعوام في قيادة عدة مشاريع وإدارة مديري المشاريع.· خبرة مباشرة في المشاريع السكنية متعددة الطوابق، تشمل العظم والتشطيبات والأعمال الكهروميكانيكية والاختبارات والتسليم النهائي.· خبرة في السوق السعودي لدى شركات التطوير العقاري أو المقاولات.· شهادة PMP سارية المفعول.· قدرة على مراجعة وتحليل البرامج الزمنية باستخدام Primavera P6، مع فهم عملي لمراقبة التكاليف والميزانيات والعقود والتغييرات والمطالبات والمخاطر.· خبرة في إدارة محفظة مشاريع متعددة بالتوازي، وتوزيع الموارد ومتابعة الأداء وتحقيق المستهدفات الزمنية والمالية.· مهارات قيادية قوية في اتخاذ القرار والتفاوض وإدارة الفرق وحل المشكلات والتنسيق بين الإدارات.· القدرة على تحليل مؤشرات الأداء، ومعالجة الانحرافات، ووضع خطط التعافي واتخاذ الإجراءات التصحيحية اللازمة.· إجادة اللغتين العربية والإنجليزية تحدثًا وكتابةً.Leadership Opportunity at Amlak Real EstateProjects DirectorDammam – Eastern Province, Saudi ArabiaAmlak Real Estate is seeking a highly experienced Projects Director with a strong background in managing real estate project portfolios and leading project managers and execution teams. The successful candidate will oversee the company's projects, ensuring the achievement of approved objectives related to schedule, cost, quality, and project delivery. Key Responsibilities· Lead project managers and execution teams, establish priorities, allocate resources, monitor performance, and ensure the achievement of project objectives.· Manage the company's project portfolio, prioritize projects, and allocate resources across multiple projects to achieve approved corporate objectives.· Oversee the entire project execution lifecycle, from coordination with design and contracting teams through construction, testing, handover, and final closeout.· Lead the development and implementation of project execution plans. Oversee the preparation and review of baseline schedules, monitor progress, analyze deviations, manage risks, and develop recovery plans and corrective actions.· Oversee the preparation and review of project budgets, monitor costs and variances, track forecasts for final project costs and completion dates, and implement necessary corrective actions in coordination with relevant departments.· Manage contractor and consultant performance, ensuring compliance with the scope of work, technical and contractual requirements, and quality and safety standards.· Manage variations, claims, and contractual risks affecting project costs and schedules, in coordination with the Contracts, Procurement, and Finance departments.· Coordinate with the Technical Office and Procurement teams to ensure the timely availability of drawings, materials, and contracts in line with execution requirements and approved project schedules.· Establish Key Performance Indicators (KPIs) to evaluate the performance of project managers, contractors, and consultants. Provide periodic reports to executive management highlighting project progress, deviations, challenges, and corrective actions.· Ensure compliance with approved project governance and management procedures in coordination with the Project Management Office (PMO), while clearly defining responsibilities and authorities across relevant departments.· Develop and implement standardized procedures for project management, quality, safety, inspections, closeout, and handover to ensure the achievement of company objectives and improve execution efficiency. Qualifications & Experience· Bachelor's degree in Civil Engineering or Architectural Engineering.· Minimum of 15 years of experience in building construction projects, including at least 5 years in a leadership role overseeing multiple projects and managing project managers.· Direct experience in multi-story residential developments, covering structural works, finishing works, Mechanical, Electrical, and Plumbing (MEP) systems, testing, commissioning, and final handover.· Proven experience in the Saudi Arabian market with real estate development or construction contracting companies.· Valid Project Management Professional (PMP) certification.· Proficiency in reviewing and analyzing project schedules using Primavera P6, with practical knowledge of cost control, budgeting, contracts, variations, claims, and risk management.· Demonstrated experience in managing multiple projects simultaneously, allocating resources, monitoring performance, and achieving schedule and financial targets.· Strong leadership skills, including decision-making, negotiation, team management, problem-solving, and cross-functional coordination.· Ability to analyze performance indicators, address deviations, develop recovery plans, and implement effective corrective actions.· Fluency in both Arabic and English, written and spoken.⁩
