Property Director

The Director of Property and Facilities Management oversees the overall performance and operations of a diverse portfolio of residential, commercial, and mixed-use assets. The role is responsible for ensuring efficient property operations and effective facilities management, delivering high levels of tenant satisfaction, and achieving strong financial performance while maintaining full compliance with local regulations and industry standards.Responsibilities :Define and lead the overall strategy and performance of the property portfolioDrive occupancy, leasing performance, tenant retention, and tenant mix optimizationOversee leasing strategy, key tenant negotiations, renewals, and long-term tenant relationshipsLead and manage Property Management, Leasing, Marketing, and Maintenance functionsEnsure all assets are fully operational, well-maintained, and delivering high-quality tenant servicesPreserve and enhance long-term asset value through efficient operations and cost controlMonitor portfolio income and operating costs to ensure financial efficiencyEstablish KPIs and performance frameworks, ensuring accountability across all departmentsEnsure compliance with all regulatory, safety, and operational standardsOversee coordination between Leasing, Marketing, Maintenance, Finance, and Development teamsEnsure clear roles, responsibilities, and cost control across development, operations, and maintenance functionsLead continuous improvement in operations, service quality, and efficiencyProvide regular executive-level reporting, insights, and recommendations to senior managementQualifications :Bachelor’s degree in Business Administration, Finance, Engineering, or related fieldMaster’s degree is preferred10–15+ years of experience in real estate, property management, or asset managementAt least 5+ years in a senior leadership roleProven experience managing large property portfolios (residential, commercial, or mixed-use)Experience in the Saudi / Eastern market is highly preferredSkills & Competencies :Strong knowledge of real estate investment, valuation, and asset managementDeep understanding of property operations, leasing, and facilities managementFinancial expertise: budgeting, forecasting, ROI analysisLeadership & team management across multiple sitesNegotiation skills (contracts, tenants, vendors)Knowledge of local regulations in Saudi Arabia
