Job Description

Location: DubaiJob PurposeManage the day-to-day operations, leasing, tenant relations, maintenance, and regulatory compliance for a portfolio of approximately 1,744 warehouse and labor accommodation units, ensuring operational efficiency, high occupancy, and excellent customer service.Key ResponsibilitiesOversee the daily operations and maintenance of warehouses and labor accommodation.Conduct property inspections and coordinate preventive and corrective maintenance.Manage new leases, lease renewals, tenant handovers, and contract administration.Market vacant units, coordinate with brokers and prospective tenants, and support occupancy targets.Monitor vacant units, lease expiries, and prepare occupancy and leasing reports.Build and maintain positive relationships with tenants and promptly resolve operational issues.Coordinate with DIP Authority, Jebel Ali Authorities, Dubai Municipality, Dubai Civil Defence, MOHRE, and other relevant authorities to obtain approvals, permits, and ensure regulatory compliance.Supervise contractors and service providers to ensure quality, safety, and compliance with service agreements.Ensure compliance with HSE standards and company policies across all facilities.Prepare operational reports, maintain property records, and support budgeting and cost control.Respond to operational emergencies and coordinate corrective actions.Qualifications & ExperienceBachelor's Degree or Diploma in Engineering, Facilities Management, Property Management, Business Administration, or a related field.Minimum 5–8 years of experience in industrial property, warehouse, or labor accommodation management.Experience in leasing, facilities management, tenant relations, and coordination with government authorities is preferred.Key CompetenciesIndustrial property operationsLeasing and contract managementTenant relationship managementGovernment liaisonFacilities and maintenance coordinationCommunication and negotiationPlanning and problem-solvingLeadership and teamworkKey Performance Indicators (KPIs)Occupancy and vacancy rates.Timely lease renewals and new lease execution.Tenant satisfaction and retention.Maintenance response and completion times.Compliance with regulatory and HSE requirements.Contractor performance and budget control.
