This role ensures that all non-IT infrastructure, buildings, grounds, common areas, support facilities, and tenant-facing services are maintained to the highest standards of safety, reliability, and operational excellence.The Facility Manager serves as the primary owner of campus facilities management activities and acts as the key interface between DataOne Operations, Security, Construction, EHS, external contractors, local authorities, utility providers, and customers.The objective of the role is to protect and enhance the value of the campus assets while ensuring a world-class environment for hyperscale data center operations.Key Responsibilities Campus & Property ManagementManage all campus buildings, offices, warehouses, utility buildings, parking areas, roads, landscaping, and common areasDevelop and implement preventive maintenance programs for all property-related assetsConduct regular inspections of the campus and identify improvement opportunitiesEnsure campus appearance meets DataOne standards and customer expectationsManage space allocation and occupancy planningFacilities & Contractor ManagementManage third-party service providers including:○ Landscaping○ Snow removal○ Janitorial services○ Waste management○ Pest control○ Security support services○ Building maintenance contractorsMonitor contractor performance against KPIs and contractual obligationsPrepare scopes of work, tender documents, and service contractsControl contractor safety and permit-to-work complianceBudget & Financial ManagementDevelop and manage annual property operating budgetsMonitor OPEX and CAPEX expendituresReview and approve invoices related to campus servicesIdentify cost optimization opportunities while maintaining service qualityPrepare monthly budget and performance reportsRegulatory ComplianceEnsure compliance with:○ Local building codes○ Fire regulations○ OSHA requirements○ Environmental permits○ Site lease obligations○ Insurance requirementsCoordinate inspections by regulatory authoritiesMaintain all property-related records and certificationsTenant & Stakeholder ManagementServe as primary point of contact for property-related matters affecting customers and visitorsSupport customer audits and site visitsCoordinate campus improvement projects impacting tenantsManage campus communication regarding planned works and disruptionsSecurity & Emergency PreparednessSupport physical security programs in coordination with Security ManagementEnsure property infrastructure supports Microsoft, Nebius and hyperscaler requirementsParticipate in emergency response planningSupport severe weather, utility outage and incident response activitiesSustainability & Asset PreservationSupport ESG (Environmental, Social and Governance) and sustainability initiativesIdentify energy, water and waste reduction opportunitiesMaintain long-term campus asset management plansDevelop lifecycle replacement strategies for property assetsRequirementsKey Performance Indicators (KPIs)Property maintenance completion rate > 95%Contractor SLA compliance > 95%Budget variance Regulatory compliance findings = 0 major findingsCustomer satisfaction score > 90%Campus audit findings closed within target datesSafety incidents involving contractors = 0Preventive maintenance completion rate > 95%, based on Yuman CMMSQualifications:Bachelor's degree in Facilities Management, Property Management, Engineering, Construction Management, Business Administration, or related fieldExperienceMinimum 7 years of property, facilities, or campus management experienceExperience in mission-critical facilities, industrial campuses, data centers, manufacturing, healthcare, or large commercial facilities preferredExperience managing multiple contractors and service providersExperience managing annual budgets exceeding $2M preferredCertifications (Preferred)Certified Property Manager (CPM)Facilities Management Professional (FMP)Certified Facility Manager (CFM)OSHA 30Project Management Professional (PMP)CompetenciesLeadership and team managementVendor and contractor managementBudget control and financial analysisFacility maintenance planningRegulatory complianceRisk managementCustomer relationship managementNegotiation and contract managementEmergency response coordinationExcellent communication skillsAuthorityThe Facility Manager is authorized to:Manage campus service contractsApprove maintenance activities within approved budgetsEscalate safety, compliance, and asset-related risksCoordinate campus shutdowns affecting property infrastructureRepresent DataOne in property-related interactions with local authorities and service providersWorking ConditionsThis position is based on site at the Vineland DataOne campus and requires regular campus inspections, contractor oversight, participation in emergency response activities, and occasional support during weekends, severe weather events, or critical incidents.
