Company Description PROMMA GROUP is a specialized property and community management company serving Puerto Rico’s homeowners associations, developers, and real estate investors. PROMMA GROUP operates in full compliance with Puerto Rico’s access control law, condominium law, and regulations governing rental housing projects such as Section 8, LIHTC, and senior housing. We also manage small to medium commercial spaces and buildings, supporting long-term asset value and community well-being.Role Description The Property Manager is a full-time, on-site role based in San Juan, responsible for the day-to-day management of assigned residential and commercial properties. This role oversees building operations, tenant and resident relations, vendor coordination, and routine and preventive maintenance to ensure properties are safe, compliant, and well maintained. The Property Manager monitors budgets, prepares financial and occupancy reports, and ensures timely collection of fees and rents while adhering to relevant Puerto Rico housing and condominium laws. Daily tasks include conducting property inspections, addressing service requests, coordinating repairs and capital projects, and resolving resident or tenant concerns in a professional and timely manner. The Property Manager collaborates closely with owners, boards, and community stakeholders to support long-term asset performance and a positive living environment.Qualifications Strong property and facilities management skills, including maintenance coordination, vendor management, and routine property inspections.Experience with budgeting, financial reporting, and rent/fee collection, with solid attention to detail and numerical accuracy.Knowledge of Puerto Rico real estate, condominium, and housing regulations (e.g., access control law, condominium law, Section 8, LIHTC, senior housing) or willingness to learn quickly.Excellent communication and interpersonal skills for working with residents, tenants, boards, owners, and service providers.Proven organizational and time-management abilities, with capacity to prioritize multiple properties, tasks, and deadlines.Proficiency with property management software and standard office tools (e.g., email, spreadsheets, document management).Prior experience in property management, community association management, or real estate operations is strongly preferred.High school diploma required; bachelor’s degree in Business, Real Estate, Property Management, or a related field is a plus.Ability to work on-site in San Juan, conduct regular property walkthroughs, and respond to occasional after-hours issues.
