This role sits at the intersection of tenant relations, property operations, maintenance coordination, vendor management, and portfolio performance. The position will be based in DePere, but will regularly be onsite at our properties across Green Bay and Fox Cities.You will work closely with leadership, leasing, accounting, construction, and operations teams to ensure our properties are operating efficiently, our tenants are well-served, and our assets are positioned for long-term success.This role is responsible for creating consistency, accountability, and responsiveness across the portfolio while helping build systems that support continued growth.If you enjoy solving problems, building relationships, improving processes, and taking ownership, you'll fit right in.Key Responsibilities1. Tenant Relations & ExperienceServe as the primary point of contact for tenants across assigned propertiesDeliver a best-in-class tenant experience through responsiveness, professionalism, and follow-throughCoordinate move-ins, move-outs, lease renewals, and ongoing tenant communicationResolve tenant concerns quickly and effectivelyBuild strong long-term relationships that improve tenant retention and satisfaction2. Property OperationsOversee daily operations across assigned office, retail, mixed-use, and multifamily propertiesConduct regular property inspections to ensure assets remain clean, safe, functional, and well-maintainedIdentify operational issues proactively before they become larger problemsCoordinate maintenance requests and ensure timely completionSupport implementation of operational systems and process improvements3. Vendor & Maintenance ManagementCoordinate vendors, contractors, and maintenance personnel across the portfolio in collaboration with the Director of OperationsEnsure work is completed on time, within budget, and to company standardsObtain bids and assist with vendor selection and negotiationsTrack service requests and projects from initiation through completionEstablish accountability and performance expectations with vendors4. Financial & Administrative OversightAssist with annual budgets, invoice approvals, and expense trackingOversee 5 year capital planningMonitor operational expenses and property performance metricsSupport rent collection efforts and delinquency follow-upMaintain accurate property records, tenant files, and operational documentationProvide timely updates and reporting to leadership5. Cross-Functional CollaborationPartner closely with leasing, operations, accounting, construction, and leadership teamsAssist with property tours and tenant onboarding when neededAssist with due diligence of new acquisitionsSupport leasing efforts by ensuring spaces and properties are presented professionallyImprove communication and operational alignment across departmentsHelp develop scalable systems that support portfolio growth6.
