Property Manager The Property Manager will manage the day-to-day operations of the assigned properties. It is the Property Manager’s responsibility to continually find ways to operate the properties more efficiently with the vendor relationships in place and deliver the best customer service possible to all tenants. The Property Manager will prepare financial documents as required, timely (monthly financial reports, annual budgets, and participate in CAM estimate and CAM reconciliation preparation). Team mentality with peers, supervisors, tenants, and service providers is a requirement.Key Responsibilities Manage overall day-to-day operations of properties with preferred vendors in place and make recommendations for change, as necessary.Deliver the best tenant service in the industry.Establish and maintain tenant relations through development and implementation of a comprehensive customer service program including but not limited to personal contact with tenants, resolving issues in a service-oriented manner and overseeing activities to promote satisfaction.Review and approve invoices.Maintain operating expenses under your responsibility at or below budget and explain any variances via monthly reporting.Perform inspections of properties, identifying areas requiring attention, following up on maintenance and ensuring efficient function and appearance of the propertyAdminister and uphold property site rules and regulations, building standards, and TMG Partners processes and procedures in place.Respond to routine property concerns and be primary point on after-hour emergencies.Prepare the Property Operating Budgets annually for properties under management.Administer Lease Agreements on behalf of Landlord for all leases under management.Maintain an open dialogue with supervisor, reviewing relevant items pertaining to the operation of the property in bi-weekly one on one meetings.Qualifications Bachelor’s degree from four-year college or universityThree to five years of experience as a Property ManagerProficient with Microsoft Word, Excel, and OutlookBasic accounting and financial analysis skillsGreat customer service skillsLicenses or CertificationsA California Driver’s License is requiredSkills/Knowledge/AbilitiesStrong interpersonal skills and a collaborative or “team” mentalityDesire to grow financial analysis skills.Ability to interpret lease and contract documents.Working knowledge of Word, Excel, Work Order System, and YardiStrong verbal and written communication skillsAbility to work in a small, but fast-paced, regional management office.Ability to work independently and in a team environment.Professional demeanor with tenants, clients, vendors, and Santa Clara peers.Ability to manage HVAC replacements and interface with Construction Manager on tenant alteration,TI jobs, and other capital work, as necessary.Physical Requirements Ability to maintain regular and predictable attendance. Ability to be present onsite at the office in Santa Clara 5 days a week (Monday – Friday). Ability to sit, stand, walk, and climb stairs in an office space. Ability to use a computer and related equipment, often for multiple hours each day. Ability to lift and/or move up to 25 pounds. Actual compensation will be determined based on experience, skills, qualifications, and other job-related factors. This position may also be eligible for bonus and a comprehensive benefits package.
