Property Manager, Retail Portfolio

The platform is growing quickly as it takes over properties and is built on three pillars: people first (real work-life balance, rotating on-call, and automation of routine back-office work), hospitality (a major investment in tenant and customer experience), and technology that makes the job easier.Position Description:Our client is hiring a Property Manager to lead its growing Atlanta retail portfolio, which includes street retail, a grocery-anchored shopping center, a mixed-use retail and office project, a neighborhood center north of the city, and lifestyle centers, including one being repositioned. The Property Manager will own tenant experience, financial performance, and day-to-day operations across the portfolio, bring each center to life through a hospitality-first approach, and work side by side with the Atlanta Office Property Manager from the firm’s Atlanta office.Primary Responsibilities:Retail & Placemaking FocusBring each center to life through events, activations, and community programmingHelp launch and manage guest-facing programs such as concierge and valet servicesSupport the repositioning of dated assets, including capital projects and merchandising improvementsStay current on retail trends and tenant mix to keep each center relevantTenant Experience & HospitalityServe as the day-to-day relationship manager for tenants at each propertyDeliver a tailored hospitality experience aligned with each assetProactively engage tenants through regular communication and community-building initiativesLead tenant issue resolution with urgency, ownership, and follow-throughFinancial Performance & Asset ExecutionOwn budget-to-actual performance, including variance analysis and corrective action planningPartner with Asset Management to execute business plansOversee accounts receivable, CAM management, recoveries, and expense controlDrive NOI growth through operational efficiencies and strategic vendor managementOperations & Vendor ManagementExecute company operating standards across maintenance, engineering, janitorial, landscaping, and life safetyManage vendors as accountable, performance-based partners, including COI compliance and service standardsOversee capital projects, tenant improvements, and property upgradesTechnology, Leadership & ComplianceLeverage property technology platforms (e.g., Yardi Voyager and AI-enabled tools) for real-time visibility and reportingLead and coordinate property teams, including assistant property managers, engineers, and third-party partnersEnsure compliance with life safety, regulatory, and lease requirements, and lead incident response and documentation

Requirements

3 - 7+ years of commercial property management experienceRetail and/or mixed-use experience strongly preferredProven ability to manage budgets, vendors, and tenant relationshipsHospitality background or experience strongly valued
