CompensationStarting salary of $42,000 a year with potential for merit-based pay increases and upward mobility as the company grows. Additional earning potential is available through other revenue-generating opportunities. We also offer individual health and dental insurance with 3 weeks paid vacation and parental leave. Office hours are 9AM-4:30PM EST. One day per week of remote work is permitted. We are the largest property manager of single- and multi-family homes in New Brunswick and provide full-service property management, leasing, construction and real estate services. We are constantly evolving, improving our systems, and raising the bar within our property management business.Position DescriptionThe property operations coordinator is in the management and operations division that manages a growing portfolio of 400+ scattered-site residential units throughout Central New Jersey. You own two main tasks: unit turns and lease renewals. The full role also includes Section 8 lease renewals and eviction process ownership. The ideal candidate is precise, steady, has strong attention to detail and a real concern for getting work done on time. We are looking for someone who will work well with other members of the team and understands their position in the company and the critical importance of it. This is an excellent opportunity to learn about small construction, leases, evictions and grow with Tverdov Housing. This role reports to the Property Manager.ResponsibilitiesManage make ready process efficiently and timely from move-out through rent-ready, including estimates, repairs, cleaning, and vendor scheduling. Flag anything that is not a standard turn to the Property Manager for approval.Coordinate move out inspections with field compliance tech to capture the full condition of each unit.Put an honest rent-ready date in AppFolio & Lead Simple software and advise the leasing team the date the unit will be ready.Conduct follow up quality control checks to confirm all scope items are complete before the unit is handed off.Manage and own the lease renewal pipeline – be a liaison with the property management team as needed through the process. Handle coordination with Housing Authorities for Section 8 rent increases and required documentation as needed for lease renewals.Manage the eviction process once approved by the property manager and coordinate with outside counsel on notices and filings.Maintain accurate property operations and workflows through AppFolio and LeadSimple.Extended hours are required during student turnover season (last two weeks of May through the first week of June).Continuously adapt to the evolving needs of the company, taking on new responsibilities, improving processes, and growing with the organization.Qualifications● Experience finishing files/tasks on a deadline (admin, lease processing, inspections, real estate or another job where the work was finishing files on a deadline is preferred). We will train the Tverdov process● Excellent organizational and time-management skills.● Strong attention to detail and ability to set and meet deadlines is a must.● Comfortable chasing a vendor, the Housing Authority, or incomplete files.● Experience or coursework in legal, admin, finance, business, and/or real estate is a plus.● Previous construction or property inspection experience is a plus.● Spanish fluency is a plus.
