Apply & track with Apply EdgeWe are looking for an experienced Purchase Manager with 11+ years of relevant experience in the Civil Construction / Real Estate industry. to manage procurement activities for civil construction and real-estate projects. The candidate will be responsible for sourcing construction materials, negotiating with suppliers, controlling purchase costs, ensuring timely delivery, and maintaining proper procurement documentation.
Key Responsibilities
Procurement & PurchasePlan and manage the procurement of construction materials, equipment, tools, and consumables.Procure materials such as cement, steel, sand, aggregates, blocks, bricks, pipes, electrical and plumbing materials, tiles, hardware, and other civil materials.Understand project requirements and prepare purchase plans accordingly.Ensure materials are purchased as per approved specifications and project requirements. Vendor ManagementIdentify and develop reliable suppliers and vendors.Obtain and compare quotations from multiple suppliers.Evaluate vendors based on price, quality, delivery schedule, credit terms, and reliability.Maintain an updated vendor database.Negotiate rates, payment terms, delivery schedules, and other commercial conditions.Cost ControlNegotiate competitive prices to achieve cost savings.Monitor material prices and market trends.Prepare comparative statements for management approval.Ensure purchases are made within approved budgets.Avoid unnecessary purchases and excess inventory. Project CoordinationCoordinate with Project Managers, Site Engineers, Quantity Surveyors, Store Department, Accounts, and Management regarding material requirements.Review Material Requisition / Purchase Requisition received from project sites.Ensure timely procurement to avoid delays in construction activities.Follow up with vendors for timely delivery to project sites. Purchase Order & DocumentationPrepare and issue Purchase Orders after obtaining necessary approvals.Verify quotations, specifications, quantities, rates, taxes, and delivery terms before placing orders.Maintain proper records of quotations, comparative statements, purchase orders, invoices, and delivery documents.Ensure purchase procedures and approval processes are followed. Quality & DeliveryEnsure materials supplied by vendors meet the required quality and specifications.Coordinate with the Quality and Site teams for material inspection where required.Monitor delivery schedules and resolve delays or shortages.Coordinate with stores for receipt and verification of materials. Inventory & Stock CoordinationCoordinate with the Stores Department to monitor stock levels.Avoid overstocking and material shortages.Review consumption patterns and plan future requirements.Monitor slow-moving and excess materials. Supplier PerformanceMonitor vendor performance regarding quality, price, delivery, service, and payment terms.Resolve supplier-related issues and disputes.Develop long-term relationships with reliable suppliers.Identify alternative suppliers for critical materials.
Required Skills
Strong knowledge of civil construction materials and procurement processes.Good negotiation and vendor-management skills.Strong knowledge of market rates for construction materials.Good communication and coordination skills.Ability to analyze quotations and prepare comparative statements.Good knowledge of MS Excel and ERP/Purchase Management Software.Strong cost-control and decision-making skills.Ability to work under pressure and meet project deadlines.Educational QualificationBachelor's Degree / Diploma in Civil Engineering, Supply Chain Management, Procurement, Business Administration, or a related field.Relevant experience in civil construction / real estate procurement will be preferred. Experience: 10-15 years of relevant experience in Purchase/Procurement, preferably in Civil Construction, Infrastructure, or Real Estate companies.Note: Candidates with less notice period will be preferred.
