Real Estate (Head)

JOB PURPOSE:The Job Holder is responsible to Manage, Monitor and control Real estate Assets (From Land Sourcing, Development, Selling and Maintaining) in KSA & GCC to ensure maximizing investment performance by formulating business plans, analysing market conditions, adapting execution strategies, interfacing with capital partners and reporting on performance.To act as liaison between operations, acquisitions, and co-investors related to real estate assets.Strategic Planning SupportSupport GM in Investment Strategy development by providing the future breakthrough product concepts, Market insight, Global Trends, Future scenarios to ensure the optimum Return on investment is maintained.Make recommendations on capital events including the sale or refinance of the RE assets and oversee the execution of those efforts.Proactively recommend RE Investment related policies, practices and strategies to ensure the alignment with Local/global best practices & Industry trends.Planning & OrganizingDevelop annual business plans, rate plans and compensation structures for each asset.Collaborate with teams to develop business plans, budgets, timelines and execution strategies for each asset.Develop the tools and infrastructure necessary to perform the asset management function(s).Provide recommendations on process improvement opportunities throughout the organization to minimize risk exposure and improve execution.RE OperationsLead due diligence on new acquisitions (excluding any fund based RE investments) and overseeing areas focused on operations.Oversee and drive day-to-day execution of tasks by the team including making real-time adjustments to plan, finding value-add opportunities, controlling expenses, evaluating market conditions, managing revenue, and managing staffing.Work with the construction team on scope, pricing, design, and execution of capital improvements while balancing operational considerations of the team.Direct retail leasing brokers and negotiate commercials leases for mixed-use properties.Overseeing cash management and cash planning for improvements and distributions.Manage lease contracts, registration and valuations.Real-Estate DevelopmentManage & Monitor all In-Process Real-Estate development projects to ensure that targeted cost, time and quality targets are achieved.Oversee the quality of facility management services at the properties and to ensure Hygiene and safety.SalesReview & approve the Real-estate Sales plan and budgets that is aligned with the company strategic goals.
