The role reports directly to the Chief Executive Officer and works closely with the Investment Committee and relevant internal departments.Key Responsibilities
- Develop the company’s real estate investment strategy and annual investment plan.
- Source, screen, and prioritize land, development, acquisition, and income-generating asset opportunities.
- Conduct market studies, highest-and-best-use assessments, feasibility studies, valuations, and financial modelling.
- Analyse cash flows, NPV, IRR, ROI, payback periods, sensitivities, and investment risks.
- Lead financial, legal, technical, regulatory, and tax due diligence.
- Structure and negotiate acquisitions, disposals, joint ventures, development agreements, financing arrangements, and term sheets.
- Prepare investment memoranda and present recommendations to the CEO and Investment Committee.
- Monitor portfolio performance against approved business plans, budgets, and return targets.
- Identify opportunities to enhance asset value through development, repositioning, leasing, refinancing, or disposal.
- Develop and execute appropriate exit strategies for approved investments.
- Manage relationships with investors, developers, financial institutions, valuers, consultants, brokers, and regulatory authorities.
- Maintain transaction records and ensure compliance with governance policies and approval authorities.Qualifications and Experience
- Bachelor’s degree in Finance, Investment, Real Estate, Economics, Accounting, Business Administration, Engineering, or a related field.
- A Master’s degree or MBA is preferred.
- At least 10 years of experience in real estate investment or development, including a minimum of 3 years in a leadership position.
- Strong knowledge of the Saudi real estate market, investment regulations, property valuation, financing, and development.
- Proven leadership in closing at least five major real estate transactions with a combined value of SAR 500 million or more.
- Advanced proficiency in financial modelling, Microsoft Excel, Power BI, and ERP systems.
- Strong negotiation, commercial judgment, risk management, and executive presentation skills.
- Professional proficiency in Arabic and English.Preferred CertificationsCFA, CMA, FMVA, RICS, CCIM, or an equivalent professional qualification.Applicants should clearly state their role in previously completed transactions, including the number, type, and total value of the deals.
