Apply & track with Apply EdgeJob PurposeThe Senior Associate is responsible for overseeing end-to-end property operations and asset performance for the Project. The role ensures efficient site operations, strong service delivery standards, effective stakeholder coordination, and optimal financial and operational performance of the asset.This position acts as a key liaison between Management, Property and Facilities Management teams, Finance departments, and external service providers. It is accountable for ensuring compliance with contractual obligations, regulatory requirements, and internal operational standards while driving occupancy, cost efficiency, and service quality.The role requires strong expertise in property and asset management, leasing operations, financial oversight, and contract management, along with the ability to manage multiple stakeholders and drive continuous performance improvements across all service areas.Key Responsibilities1. Operations & Asset ManagementOversee overall site operations, ensuring all services, facilities, and infrastructure meet contractual and operational standardsManage day-to-day operations of the asset to ensure smooth service deliveryConduct regular inspections to ensure compliance with safety, quality, and regulatory requirementsMaintain all asset documentation and city records2. Stakeholder & Service Provider ManagementAct as the focal point between stakeholders, and service providersCoordinate with Property Management (PM), Facilities Management (FM), Finance teams, and external service providersMonitor service provider performance against KPIs and drive continuous improvementLead contract negotiations with vendors to ensure quality, cost efficiency, and service excellence3. Leasing & Tenant ManagementReview and finalize rental proposals and lease agreements prior to submissionOversee tenant onboarding, lease execution, renewals, unit allocation, and move-in/move-out processesMonitor occupancy levels and implement leasing strategies to improve performanceManage tenant relations, inquiries, and approval processes4. Financial ManagementReview and audit operational invoices to ensure alignment with contracts and approved quotations before payment processingMonitor operational expenditures (OPEX) and capital expenditures (CAPEX) and identify cost optimization opportunitiesCoordinate with Finance teams on rent collection, outstanding dues, and rental agingTrack and report financial performance, including revenue and cost control5. Reporting & Performance MonitoringMaintain weekly operational, financial, and occupancy reportsProvide regular updates on projects, maintenance activities, and overall operational performancePrepare annual asset performance and city enhancement reports with strategic recommendationsIdentify operational and contractual risks and escalate key issues to management6. Compliance & Risk ManagementEnsure adherence to all regulatory, safety, and compliance requirementsFollow up on insurance policies and ensure validity and renewal complianceIdentify operational risks and implement mitigation measuresKey Skills & CompetenciesStrong property and asset management expertiseContract management and negotiation skillsFinancial acumen (budgeting, cost control, reporting)Strong stakeholder management and communication skillsOperational leadership and problem-solving abilityKnowledge of leasing, facilities management, and accommodation operationsExperience RequirementsProven experience in property management, preferably in large-scale residential or accommodation assetsExperience managing multi-service operations (FM, leasing, finance coordination)Strong understanding of contracts, leasing, and asset performance management
