Apply & track with Apply EdgeThe Senior BIM Manager leads all Building Information Modeling (BIM) strategy, implementation, and governance across a large-scale design-build construction project. This role ensures integrated digital workflows, high-quality BIM deliverables, and seamless collaboration among multidisciplinary teams (architects, engineers, contractors, and stakeholders). The Senior BIM Manager drives innovation, enforces standards, and delivers value through digital coordination, risk mitigation, and lifecycle data management. DUTIES PREFORMED % of Time Key Accountabilities Key Activities 20% Design-Stage BIM Governance & Integration Lead and govern BIM strategy during the design-development stages, ensuring coordinated, constructible, and information-rich models aligned with Client EIR, approved BEP, project BIM standards, and contractual obligations. Ensure BIM supports design intent, constructability, and multidisciplinary coordination across the full Design–Build lifecycle, from concept through construction and handover. Ensure design-stage information is fit for downstream use, including construction planning, procurement, digital delivery, and asset handover. 25% BIM Governance, Compliance & Quality Assurance Establish, implement, and enforce BIM governance frameworks, information management procedures, and QA/QC controls in line with ISO 19650, contractual requirements, and project standards. Review, audit, and approve BIM deliverables from consultants, and subcontractors to ensure compliance with LOD/LOIN, BEP, MIDP/TIDP, and information delivery workflows. Govern and oversee the effective operation of the Common Data Environment (CDE), including approvals, version control, security, and information traceability. Maintain BIM compliance records, coordination logs, review registers, and audit trails, and support internal, client, PMC, and third-party audits, ensuring closure of non-conformities. 25% BIM Project Management & Delivery Control Plan, manage, and control BIM milestones, deliverables, and interfaces in alignment with the overall project programme and construction strategy. Define BIM scope, deliverables, KPIs, and performance requirements, and monitor consultant and subcontractor performance against agreed programmes and information delivery plans. Identify, manage, and escalate BIM-related technical, interface, and delivery risks, proposing mitigation measures to avoid programme, cost, or quality impacts. Coordinate BIM activities with engineering, construction, planning, and commercial teams to directly support site execution and informed decision-making. Support contractual and commercial management of BIM scope, including scope clarifications, variations, claims, and change control related to BIM and digital delivery. Lead the procurement, appointment, and oversight of third-party BIM and digital service providers (e.g. laser scanning, reality capture, specialist modeling). 10% Stakeholder & Client Interface Act as the primary BIM point of contact with the Client, PMC, authorities, JV partners, designers, and key stakeholders. Lead BIM-related coordination meetings, technical reviews, and governance workshops. Provide structured BIM progress reporting, risk visibility, and digital performance insights to senior project and executive leadership. Ensure BIM-related decisions, approvals, and actions are formally documented and aligned with project governance processes. 10% Team Leadership & Capability Development Lead and manage the project BIM team, defining clear roles, responsibilities, authorities, and performance objectives. Provide technical leadership, mentorship, and oversight to ensure consistent BIM delivery across all packages and disciplines. Support team capability development through guidance, reviews, and targeted training aligned with project and organizational digital objectives. 10% Digital Innovation & Continuous Improvement Evaluate and implement relevant digital construction and information management technologies where they add measurable project value. Capture lessons learned and contribute to the continuous improvement of BIM standards, governance frameworks, and digital delivery practices. Project engineering–based BIM governance across design, construction, and handover stages on large, multidisciplinary developments. Necessary Knowledge and Experience Minimum 15+ years of relevant experience in BIM, digital engineering, or design management within large-scale Design–Build or complex construction project environments. Demonstrated senior-level experience leading BIM governance, coordination, and information management across multi-disciplinary teams throughout design, construction, and handover stages. Proven experience procuring, managing, and overseeing third-party BIM service providers and governing BIM deliverables in accordance with contractual and project requirements. Strong working knowledge of ISO 19650, including information management principles, Common Data Environment (CDE) operation, and information delivery planning (EIR, BEP, MIDP/TIDP). Experience reviewing, governing, and auditing Lead Design Consultant BIM outputs to ensure compliance, quality, coordination, and suitability for downstream use. Strong senior project leadership capability, with proven experience interfacing with clients, consultants, and internal stakeholders on complex, high-value projects. Excellent command of English, both written and spoken. Education and Certification Minimum Requirements Bachelor’s degree in engineering, Architecture, Construction Management, or a related discipline. (Master’s degree is an advantage) BIM-related professional certifications (e.g. ISO 19650, BIM management, digital engineering) are an advantage but not mandatory Job Specific and Technical Skills Advanced proficiency in BIM authoring, coordination, and review platforms (e.g. Revit, Navisworks, Synchro, ACC/BIM 360, or equivalent). Strong capability in establishing and enforcing BIM standards, BIM Execution Plans (BEPs), information delivery plans (MIDP/TIDP), and digital governance frameworks Proficient in Common Data Environment (CDE) management, including information workflows, approvals, version control, and audit trails in accordance with ISO 19650. Good understanding of BIM-enabled project uses across design, construction, and handover, including sequencing, cost integration, and asset information. Strong analytical and problem-solving skills, with the ability to identify BIM-related risks, data gaps, and coordination issues. Effective technical communication and leadership skills to coordinate across engineering teams, BIM service providers, and Client/PMC representatives.
