Senior Cost Manager - Fund Monitoring Lead

Monitor construction progress, programme, costs, quality, variations, claims and delays. Independently verify project progress and contractor payment applications to support lender drawdowns. Monitor cost-to-complete, forecasts, contingency and overall project financial performance. Identify, assess and report key project risks, recommending appropriate mitigation measures. Conduct regular site inspections and attend project progress meetings. Liaise with the Borrower, Contractor and design team while maintaining independence and confidentiality. Prepare monitoring reports, drawdown recommendations, executive summaries and ad hoc risk reportsRequirementsExperience & BackgroundChartered membership of RICS (MRICS/FRICS) or equivalent recognised professional bodyMinimum 8-10+ years' post-qualification QS experience, including prior experience in development/bank monitoring, employer's agent, or project monitoring rolesExperience working on projects in Saudi Arabia or the wider GCC strongly preferred; familiarity with local contracting practices, FIDIC-based contracts, and Saudi regulatory/permitting environmentStrong understanding of construction finance structures, drawdown mechanisms, and lender risk requirementsExcellent written reporting skills suitable for credit/investment committee audiencesWillingness and ability to travel/be based on site across KSA
