About the Role

BÖWE MENA is an award-winning architecture and design firm seeking a highly experienced Senior Design and Pre-Construction Project Manager to lead the design development, multidisciplinary coordination, and tender preparation of a major residential and commercial tower development in Riyadh.The ideal candidate will have substantial experience managing high-rise buildings, towers, and complex mixed-use developments, with demonstrated responsibility for leading projects from design development through the completion and formal issuance of coordinated tender documentation.The role requires close coordination with clients, architects, engineering consultants, specialist designers, BIM teams, and cost consultants to ensure design quality, programme alignment, timely decisions, and tender readiness.Strong planning, technical coordination, consultant management, and reporting skills are essential, supported by proficiency in Primavera P6, Microsoft Project, AutoCAD, and Revit.Design & Pre-Construction Management Skills:Proven ability to manage multidisciplinary design delivery for high-rise residential, commercial, and mixed-use towers.Strong understanding of architectural, structural, MEP, façade, vertical transportation, fire and life safety, and landscape design interfaces.Experience developing design management plans, responsibility matrices, deliverables schedules, and approval workflows.Strong capability in programme management, milestone tracking, critical path review, and recovery planning.Practical understanding of BIM coordination, clash detection, constructability reviews, and design issue resolution.Experience coordinating drawings, specifications, schedules, and bills of quantities into complete tender packages.Confident leadership of client meetings, technical workshops, and consultant coordination sessions.Strong ownership of deadlines, consultant deliverables, decision tracking, and issue closure.

Key Responsibilities

Lead the project from design development through coordinated tender package completion and issuance.Establish the project coordination structure, communication protocols, consultant responsibilities, and approval procedures.Coordinate architectural, structural, MEP, BIM, cost consultancy, and specialist design teams to maintain alignment across all disciplines.Prepare and maintain the design programme, deliverables schedule, project milestones, and short-term lookahead plans.Monitor consultant progress against approved schedules, identify delays, and agree practical recovery actions.Chair project and technical coordination meetings, issuing clear minutes with accountable owners and agreed deadlines.Maintain action, decision, RFI, interface, change, risk, and issue registers, ensuring timely follow-up and documented closure.Lead technical workshops to resolve design conflicts, information gaps, and constructability concerns.Monitor BIM coordination, clash detection, and issue resolution through the agreed common data environment.Coordinate compliance reviews with appointed consultants for applicable Saudi Building Code provisions, authority requirements, and project standards.Manage design changes and assess their impact on programme, cost, approvals, and other design disciplines.Coordinate with the quantity surveyor and cost consultant to maintain consistency between the design, specifications, schedules, and BOQ.Prepare weekly and monthly reports covering progress, outstanding decisions, key risks, recovery actions, and tender readiness.Develop and manage tender readiness checklists, ensuring all required documents are complete, reviewed, coordinated, and approved before issuance.Oversee the controlled issuance of tender documentation and support tender clarifications and addenda when required.Represent BÖWE MENA professionally in meetings with clients, consultants, and project stakeholders.Required Qualifications & Skills:Bachelor’s degree in Architecture is preferred. Candidates with a Civil Engineering degree may be considered if they demonstrate substantial multidisciplinary design management experience on high-rise developments.Minimum 12 years of relevant professional experience, including at least 5 years in project management or design management.Proven experience managing high-rise residential, commercial, or mixed-use tower developments of comparable scale and complexity is essential.Demonstrated responsibility for taking at least one major development through design development and tender documentation.Strong ability to review and interpret architectural, structural, MEP, and specialist design documentation.Excellent understanding of design coordination, consultant deliverables, programme control, and tender preparation.Strong leadership, negotiation, documentation, and stakeholder management skills.Ability to manage competing priorities, resolve technical coordination issues, and maintain control of critical deadlines.Excellent verbal and written communication skills in English; Arabic proficiency is an advantage.Previous project experience in Saudi Arabia is strongly preferred.PMP or an equivalent project management qualification is preferred.Saudi Council of Engineers membership is preferred.Candidates currently based in Saudi Arabia with a valid, transferable Iqama are preferred.Immediate joining or short notice availability is preferred.Required Software Skills:· Primavera P6· Microsoft Project:· AutoCAD· Autodesk Revit· Microsoft Excel, Word, PowerPoint, and Outlook· Navisworks· Autodesk Construction Cloud / BIM 360· Power BI and other project reporting or document management platforms are an advantage.How to Apply:If you are an experienced design and pre-construction project manager with a strong track record in high-rise buildings and tower developments, we would be delighted to review your application.Please submit your updated CV and a brief list of relevant projects.Please send your application to: mz@bowe.meEmail subject: Senior Design and Pre-Construction Project Manager – RiyadhOnly shortlisted candidates will be contacted.
