Senior Director - Precinct Development (Urban Core) (REQ739)

The Senior Director - Precinct Development will be accountable for the end-to-end development leadership of a major Urban Core mixed-use precinct comprising public realm, public spaces, retail, food & beverage, commercial office, lifestyle, civic, mobility, and destination assets.Acting as the precinct owner on behalf of the client, the role will lead development strategy, business planning, design governance, commercial structuring, stakeholder management, investment readiness, and delivery integration to ensure the precinct achieves its commercial, operational, placemaking, and long-term value creation objectives.The role requires an experienced development executive capable of balancing commercial outcomes with exceptional urban experiences, creating vibrant, activated destinations that support economic growth, community engagement, and long-term asset performance.Key ResponsibilitiesLead the overall development strategy and business plan for a large-scale mixed-use precinct. Accountability for development outcomes across the precinct portfolio. Establish clear development objectives aligned with Urban Core and wider organisational goals. Direct development activities from feasibility through design, procurement, delivery, activation, and operational readiness. Drive development decisions that optimise long-term asset value, commercial performance, and placemaking outcomesRequirementsEducationBachelor's Degree in Real Estate Development, Architecture, Urban Planning, Engineering, Construction Management, Finance, or related disciplineMaster's Degree preferredMBA, MSc Real Estate Development, Urban Development, or equivalent highly desirableExperience20+ years of development experienceMinimum 10 years leading major mixed-use, multi-asset developmentsProven client-side experience managing large-scale multi-asset developmentsStrong background in development strategy, feasibility, investment planning, and precinct deliveryExperience leading multidisciplinary consultant and project teamsSignificant exposure to large-scale developments in the GCC preferredExperience with giga-projects, sovereign development entities, or master developers highly desirable
