Senior Facilities Asset ManagerHouston, TXAbout the OpportunityA commercial real estate organization is seeking a Senior Facilities Asset Manager to oversee the performance, maintenance, and capital planning of a diverse portfolio of commercial properties and service locations.This position combines strategic asset oversight with hands-on facilities leadership. The Senior Facilities Asset Manager will ensure properties are maintained to a high standard, operating costs are controlled, capital projects are executed effectively, and third-party vendors consistently deliver results.The role is based in Houston, requires regular property visits, and reports directly to senior leadership.Key ResponsibilitiesLead asset and facilities management functions across a portfolio of commercial propertiesDevelop and maintain capital plans, operating budgets, property condition assessments, and preventive maintenance programsMonitor property performance and facilities-related expenses, identifying opportunities to reduce costs and increase NOITrack portfolio performance and provide regular reporting to senior leadershipOversee major building systems, including HVAC, roofing, mechanical, electrical, and elevatorsManage facilities personnel, maintenance teams, contractors, and third-party vendorsNegotiate vendor agreements and ensure service providers meet performance, cost, and quality expectationsDetermine staffing, equipment, and material requirements while maintaining budget disciplinePartner with project managers, estimators, and superintendents to develop project budgets and identify value-engineering opportunitiesEnsure compliance with applicable health and safety standardsImprove existing asset management systems and implement new processes where neededQualifications10+ years of asset management, facilities management, or commercial property operations experienceStrong working knowledge of major building systems and maintenance best practicesExperience overseeing a large or geographically dispersed commercial property portfolioExposure to multiple property types, ideally including office, industrial, and retailDemonstrated experience managing vendors, contracts, maintenance teams, and capital projectsProficiency with CMMS platforms such as Yardi, FMX, or similar systemsStrong Excel and Microsoft Office skillsExcellent communication, organization, leadership, and negotiation abilitiesWillingness to travel approximately two to five days per monthBachelor’s degree in construction management, building science, architecture, engineering, or a related field preferredEnglish/Spanish bilingual capabilities are preferred but not requiredCompensation and BenefitsBase salary of $130,000–$150,000Comprehensive medical benefits401(k)Paid time offOpportunity to lead a diverse commercial portfolio and make a meaningful impact on operational performance and long-term asset value
