SENIOR FACILITIES MANAGER Reports to: Chief Operating Officer (COO) Department:Facilities Management Location Kuwait ABOUT OPTIMUS FACILITIES MANAGEMENTOptimus Facilities Management is a fully integrated facilities management company based in Kuwait, providing comprehensive hard and soft FM services across diverse client portfolios. The company focuses on long-term strategic partnerships, reliable service delivery and continuous improvement to enhance the overall facilities management experience. ROLE PURPOSELead the operational, commercial and service performance of Optimus FM’s client portfolio. The Facilities Director is accountable for the consistent delivery of integrated hard and soft FM services, client satisfaction, statutory compliance, asset performance, budget and cost control, resource optimization, and the performance of Facility Managers, Facility Engineers, service partners and site teams. KEY ACCOUNTABILITIESPortfolio Leadership & Service Delivery·  Direct FM operations across assigned client sites and translate company strategy into clear site execution plans.·  Ensure hard and soft services meet contractual scope, SLAs, KPIs, quality standards and client expectations.·  Review site performance, recurring failures, service gaps and escalations; drive corrective action through to closure.·  Maintain effective resource deployment and service continuity across the portfolio.Client & Stakeholder Management·  Own senior client relationships and serve as the escalation point for material operational and service issues.·  Conduct structured performance reviews, understand client priorities and convert requirements into practical FM solutions.·  Maintain client confidence through timely communication, disciplined follow-up and measurable service improvement.Technical, Asset & Maintenance Governance·  Provide oversight of building systems, infrastructure and asset condition, including MEP, civil and life-safety systems.·  Govern PPM, reactive and corrective maintenance performance and challenge repeat breakdowns and overdue actions.·  Review asset lifecycle risks and recommend technical upgrades, replacements and retrofits based on condition, risk and value.Commercial & Financial Control·  Manage portfolio operating budgets, forecasts and cost controls where applicable.·  Monitor expenditure, manpower utilization, subcontractor performance and cost variances; implement recovery actions.·  Support commercial decisions with operational data and identify cost-saving opportunities without compromising service standards.HSE, Quality & Statutory Compliance·  Ensure operations comply with company HSE requirements, contract obligations and applicable Kuwait authority requirements.·  Maintain readiness for inspections and audits; ensure findings, non-conformities and high-risk observations are closed within agreed timelines.·  Promote safe working practices and visible management accountability across all sites.People & Vendor Performance·  Lead, coach and hold Facility Managers and Facility Engineers accountable for site performance and execution.·  Set clear objectives, review performance, address capability gaps and support succession and manpower planning.·  Ensure vendors and contractors are managed against defined scope, service levels, compliance requirements and performance expectations.Systems & Continuous Improvement·  Leverage CAFM/CMMS and performance data to strengthen maintenance planning, performance visibility, reporting and decision-making.·  Standardize operating practices across sites and implement practical initiatives that improve reliability, efficiency and client experience.·  Promote energy, sustainability and lifecycle initiatives where they deliver measurable operational or financial value.   PERFORMANCE MEASURES / KPIS Contractual service performance: Achievement of agreed client SLAs and operational KPIs across the assigned portfolio. PPM compliance: Planned preventive maintenance completed within the approved schedule; overdue PPM actively controlled. Reactive maintenance performance: Response and closure performance within agreed service levels, with repeat failures reduced. Client performance: Client escalations, complaints and agreed action items closed within target; service review commitments delivered. Statutory & regulatory compliance: Required inspections, permits and authority obligations maintained; no avoidable lapses attributable to FM operations. HSE performance: HSE inspections, training and corrective actions completed; high-risk findings escalated and closed promptly. Budget & cost control: Portfolio expenditure managed within approved budget/forecast and material variances explained and corrected. Vendor performance: Critical vendors reviewed against scope, SLA, quality, compliance and responsiveness; underperformance formally addressed. Team performance: Facility Managers/Engineers have clear objectives, regular performance reviews and timely closure of assigned actions. Asset & improvement performance: Critical asset risks tracked; approved lifecycle, efficiency and cost-saving initiatives progressed to plan.  CANDIDATE PROFILE·  Bachelor’s degree in Engineering, Facilities Management, Architecture, Business Administration or a relevant discipline.·  10–15 years of facilities management experience, including at least 5 years in a senior leadership role in the GCC.·  Demonstrated experience leading multi-site or complex integrated FM portfolios covering hard and soft services.·  Strong commercial capability in budgeting, forecasting, cost control, resource planning and contractor management.·  Sound technical understanding of building maintenance, MEP systems, life-safety systems and preventive/corrective maintenance.·  Working knowledge of Kuwait regulatory and authority requirements relevant to facilities operations.·  Strong client management, leadership, analytical, problem-solving and decision-making capability.·  Practical experience with CAFM/CMMS, asset management and performance reporting.·  FMP (Facility Management Professional) or CFM (Certified Facility Manager) certification preferred. CORE COMPETENCIESLeadership & accountability • Client management • Integrated FM operations • Commercial acumen • Technical governance • HSE & compliance • Vendor management • Performance management • Continuous improvement
