Location: Greensboro, NCSalary: $130k–$150k + 15% bonusWorking Pattern: Onsite Monday–Friday

About the Role

A leading facilities and integrated services provider is seeking an experienced Senior Facilities Manager to lead facilities operations across a large, highly technical life sciences/R&D campus in Greensboro, NC.This is a senior leadership position responsible for the day-to-day operational performance of a complex campus environment, with a strong emphasis on critical environments, technical facilities management, client service and operational excellence.The successful candidate will lead a multidisciplinary facilities team, oversee the delivery of hard and soft FM services, manage the account's financial performance and act as a senior point of contact for the client and key stakeholders.

Key Responsibilities

Provide overall leadership and operational direction for facilities management across a large-scale R&D/laboratory campus.Lead and develop a multidisciplinary facilities team of approximately 18 employees.Take overall responsibility for the operational performance and service delivery of the account.Manage an annual operating budget/P&L of approximately $4 million, ensuring strong financial control and commercial performance.Act as the senior client-facing representative, developing trusted relationships with senior stakeholders and ensuring consistently high levels of service.Oversee technical facilities operations, maintenance, engineering and workplace services across the campus.Ensure critical systems and infrastructure are operated and maintained to the required standards of safety, reliability, compliance and business continuity.Drive preventative and planned maintenance, asset management, continuous improvement and operational efficiency.Manage vendors, contractors and service partners, ensuring contractual, safety, quality and performance expectations are met.Ensure compliance with all relevant HSE, regulatory, quality and site-specific requirements.Lead operational reviews, performance reporting, KPI/SLA management and continuous improvement initiatives.Identify opportunities to improve service delivery, efficiency and the overall client experience.Support projects, capital improvements and other site initiatives as required.Provide leadership during incidents, emergencies and other operational events, ensuring appropriate escalation and resolution.About You:The ideal candidate will be an experienced Senior Facilities Manager, Account Manager, Facility Director or equivalent with a strong background in complex and technically demanding environments.Essential Experience:Significant facilities management leadership experience within a laboratory, life sciences, R&D, pharmaceutical, biotech, healthcare, manufacturing or other critical environment.Previous experience working for a facilities management/service provider rather than solely in an in-house FM environment.Proven experience leading multidisciplinary FM/engineering teams.Strong client-facing and stakeholder-management skills, with the confidence to engage with senior-level client representatives.Demonstrable P&L/budget management experience, ideally managing an account of approximately $4M or greater.Strong understanding of technical facilities management, maintenance, compliance, HSE and operational risk.Experience managing contractors, vendors and third-party service providers.Strong commercial, organisational and problem-solving skills.Ability to operate strategically while remaining close enough to the operation to ensure high-quality service delivery.Key Attributes:Strong leadership and people-management capability.Highly client-focused with excellent communication skills.Commercially astute and comfortable owning P&L performance.Calm and decisive in complex or critical operating environments.Strong technical FM understanding.Able to build credibility with both technical teams and senior client stakeholders.Proactive, accountable and focused on continuous improvement.Why Join?This is an opportunity to take ownership of a high-profile, technically complex facilities operation within a critical life-sciences/R&D environment, leading a sizeable team and managing significant operational and commercial responsibility.The role offers a competitive salary and bonus package, together with the opportunity to operate at a senior level within a sophisticated facilities management environment.
