We own and operate five communities totaling 902 units in Missouri, Texas, North Carolina, and Ohio, with institutional equity partners. Our communities run on a hospitality model drawn from Ritz-Carlton service principles, and our acquisition strategy focuses on well-located communities in secondary markets where good operations make a real difference in value.We are a small team. The analyst in this seat will work directly with the Director of Acquisitions and will see every deal from the first look through closing.The RoleThe Senior Financial Analyst supports the Director of Acquisitions in sourcing, underwriting, and closing senior housing acquisitions. You will build the models, run the market work, write the investment memos, and carry the due diligence process alongside the Director. This is an analyst position, not a management role. We want someone who already knows how to underwrite senior housing and wants to do more of it, with more responsibility, at a growing owner-operator.ResponsibilitiesUnderwritingUnderwrite independent living, assisted living, and memory care acquisitions, including stabilized, value-add, and turnaround communities.Build and maintain community-level acquisition models covering unit mix and rent roll, occupancy lease-up, care revenue, labor and operating expenses, capital budgets, debt and equity structure, and returns (IRR, equity multiple, yield on cost).Review seller pro formas, broker offering memoranda, and trailing financials. Tie T-12 and T-3 results back to rent rolls, census reports, and the general ledger.Market AnalysisPrepare market studies using NIC MAP Vision and other sources: supply and demand, penetration rates, competitor pricing and occupancy, demographics, and the new-construction pipeline.Conduct competitor shops and rate surveys. Keep a running database of comparable sales, rates, and operating benchmarks.Transaction ExecutionDraft investment committee memos and present underwriting to leadership and equity partners.Prepare lender packages and financing models. Support term sheet negotiation and lender diligence through closing.Assist the Director of Acquisitions in all due diligence activities, including managing the checklist and data room, coordinating third-party reports (appraisal, property condition, environmental, survey, title), reviewing operating and regulatory records, and tracking critical dates.Support purchase agreement review and closing prorations.QualificationsRequiredAt least 3 to 5 years underwriting seniors housing acquisitions at an owner-operator, private equity fund, REIT, lender, or investment sales brokerage.A working understanding of how independent living, assisted living, and memory care communities operate and make money.Strong Excel modeling skills. You should be able to build an acquisition model from scratch and find the problems in someone else's.Familiarity with NIC MAP Vision and with common seniors housing financing structures, including agency debt, bank debt, and RIDEA/SHOP joint ventures.Bachelor's degree in finance, accounting, real estate, economics, or a related field.Clear writing and the ability to walk senior leadership and investors through your analysis.Located in Louisville, Kentucky, or willing to relocate.
