Apply & track with Apply EdgeSphere recruitment is working with a real estate investment fund seeking a Senior Investment Analyst to lead underwriting, due diligence, and transaction execution across income-producing and development opportunities in the UAE and wider GCC. You will be a key contributor to investment committee materials, portfolio strategy, and asset optimization, working closely with acquisitions, development, asset management, and capital markets.Key Responsibilities:Deal Sourcing and ScreeningIdentify and evaluate off-market and brokered opportunities across residential, office, logistics/industrial, hospitality, retail, and alternative real estate in Dubai and the UAE.Build investment theses using market intelligence, regulatory updates, and competitive positioning.Financial Modeling and UnderwritingBuild and audit detailed DCF/IRR models, cash flow waterfalls, and JV promotes in Excel/Argus Enterprise.Perform scenario/sensitivity, break-even, and downside analyses; assess financing structures and hedging impacts.Underwrite value-add and development deals, including construction cash flows and exit strategies.Due Diligence and ExecutionLead full-scope commercial due diligence: market studies, rent rolls, lease abstracts, OPEX/CAPEX, feasibility, ESG risks.Coordinate technical, legal, and environmental consultants; interface with lenders, brokers, and JV partners.Support term sheet/SPA negotiations; manage data rooms and closing checklists.Required Qualifications:3–10+ years of real estate investment, private equity, or REIB experience with at least 1+ Dubai/UAE.Proven deal track record in the UAE: underwriting, diligence, and closed transactions (income and/or development).Advanced financial modeling in Excel; proficiency with Argus Enterprise; strong command of debt sizing and waterfalls.Deep understanding of Dubai submarkets, RERA/DLD processes, land department registrations, and title/strata.Strong grasp of leasing structures (e.g., FRI, turnover rent), hospitality management agreements, and development feasibility.Excellent written and verbal communication; capable of drafting board-level materials and presenting to ICs.Bachelor’s degree in Finance, Economics, Real Estate, Engineering, or related; MBA, MSRE, or CFA/CAIA is a plus.Familiarity with ESG factors in real estate and green building standards (LEED/Estidama) is advantageous.
