قدّم وتابع مع أبلاي إيدجWe’re Hiring | Senior Manager – Commercial Brokerage📍 Location: Riyadh, Saudi Arabia 🏢 Department: Sales & Brokerage 📌 Position: Senior Manager – Commercial Brokerage 📊 Experience: Minimum 5 years, typically 6–10 yearsLand Sterling is seeking an experienced and commercially driven Senior Manager – Commercial Brokerage to lead and grow our commercial brokerage business in Saudi Arabia, with a primary focus on the Riyadh market and wider Kingdom coverage where required.This is a senior, hands-on player-manager role for an established commercial real estate professional who can originate and close transactions personally while building and leading a high-performing brokerage team. The role covers commercial sales and lettings across office, retail, industrial & logistics, hospitality, land and development plots, and mixed-use assets, representing landlords, developers, occupiers, institutional investors and REITs. Key ResponsibilitiesThe successful candidate will be responsible for:Leading the day-to-day commercial brokerage operations across office, retail, industrial & logistics, hospitality, land, development plots and mixed-use assets.Originating, negotiating and closing commercial mandates and transactions while contributing directly to the team's fee and revenue targets.Building the commercial brokerage function from the ground up, including recruiting, onboarding, coaching and managing licensed commercial agents.Setting individual and team targets and monitoring performance against revenue, pipeline and transaction KPIs.Developing and executing the commercial brokerage growth strategy for Riyadh and the wider Saudi market.Securing and managing exclusive mandates from landlords, developers, institutional investors and REITs, as well as representing occupiers on acquisitions and relocations.Leading investment sales, including yield and pricing analysis, preparation of marketing materials, buyer targeting and structured sale processes.Managing the full commercial lettings cycle from mandate and marketing through negotiation, heads of terms and Ejar registration.Structuring and closing sale, lease and sale-and-leaseback transactions through to contract execution and commission collection.Maintaining accurate CRM records and preparing pipeline, forecast and commission reports for senior leadership.Identifying opportunities to cross-sell other Land Sterling services, including valuation, property management, FM advisory and strategic consulting.Ensuring brokerage activities, mandates, listings and transactions comply with REGA regulations, FAL requirements, the Real Estate Brokerage Law and Ejar requirements. What We’re Looking ForCandidates should have:A Bachelor’s degree in Real Estate, Business Administration, Marketing or a related field.Minimum 5 years of commercial real estate brokerage or agency experience, typically 6–10 years.Proven experience across both commercial sales and lettings.Previous experience managing a team of commercial agents.A verifiable track record of fee income generated, mandates secured and transactions closed over the last three years.Experience handling institutional-scale mandates and transactions above SAR 5 million.Demonstrated experience in building or developing a brokerage desk from scratch.Strong knowledge of the Saudi commercial real estate transaction environment and applicable regulations.Knowledge of REGA regulations, mediation contracts, FAL advertising permits and Ejar commercial lease registration.Strong commercial negotiation, business development and client relationship skills.Business-level Arabic and English communication skills.A valid driving licence transferable to a Saudi licence. Preferred ProfileExperience with an international real estate agency, REIT or investment fund would be highly advantageous. Candidates with an established network and portable book of business, particularly relationships with developers, institutional investors and REITs, will be strongly considered.Direct transaction experience in Riyadh is preferred, particularly familiarity with North Riyadh business districts, industrial and logistics zones and major retail destinations. Wider KSA or GCC brokerage experience may also be considered where the candidate demonstrates a strong understanding of the Riyadh market and Saudi regulatory environment.A FAL Real Estate Brokerage Licence is preferred where eligible, while RICS membership is considered an advantage but is not mandatory. The Ideal CandidateWe are looking for a commercially ambitious leader who combines strong brokerage expertise with hands-on deal-making capability. The successful candidate should be comfortable developing business, winning mandates, negotiating with senior stakeholders, closing transactions and simultaneously building and developing a brokerage team.Strong leadership, investment sales capability, client-facing skills, CRM discipline, pipeline management and the ability to operate effectively in a target-driven environment are essential. 📩 Interested?
