This position plays a key role in driving land cost modelling and financial analysis that inform land cost allocation outcomes and masterplanning decisions as districts move through planning, design, and delivery.As Senior Manager - Land Cost and Valuations, you will bring advanced financial modelling capability and strong project management skills, balancing analytical depth with the ability to collaborate across cross-functional workstreams. You will need a strong understanding of how land is planned, subdivided, serviced and monetised, and how those decisions influence land value, infrastructure cost, and financing outcomes — bridging technical and commercial disciplines to support decision-making.Day to day, you will manage detailed land cost modelling and allocation work, collaborating with workstreams across Implementation, Cost Planning, Master Planning, the wider MDU Financing team and other business units, translating complex data into concise business insights to support masterplanning outcome.Key ResponsibilitiesDetailed city-wide and district-level land cost modelling and allocation workReview data accuracy Subsidy scenario modelling and sensitivity analysis across multiple development pathwaysBe able to translate complex data into concise summaries for decision makingSupport development and enhancement of the land cost model structureContribute to land valuation and financial analysis to support strategic decision-makingSupport multidisciplinary coordination across Implementation, Cost Planning, Master Planning amongst othersContribute to land sale strategy, land transactions and commercial dealsChallenge assumptions and provide recommendations to improve investment outcomesSupport executive-level reporting and presentationsRequirementsBachelor's or Master's degree in Finance, Real Estate, Economics, Urban Development, Civil Engineering, Architecture, or related discipline8-12 years of relevant experience in real estate, infrastructure development or development financeAdvanced Excel and modelling capabilityExperience in land economics, infrastructure advisory or master development strongly preferredStrong understanding of land development lifecycle, infrastructure delivery, subdivisionUnderstanding of principles of land valuation, cost planning and land use classifications. Strong project management and stakeholder management skillsExcellent communication skillsAbility to synthesize technical and financial inputsStrong problem-solving capability
