Senior Manager - Facilities & Operations

Macdonald & Company is partnering with an established real estate owner and operator in the Ballantyne area to identify a senior facilities leader for a diversified property portfolio. This position will take ownership of building operations and maintenance performance across multiple assets, combining team leadership with the technical depth to diagnose problems, improve preventive maintenance practices, and ensure critical building systems remain safe, reliable, and efficient.The successful candidate will be a practical, hands-on operator who is comfortable moving between strategic planning and day-to-day problem solving. The mandate is to strengthen the internal maintenance function, develop technicians, improve accountability and service levels, and use specialist contractors selectively rather than defaulting routine technical work to outside vendors.The RoleLead day-to-day facilities and maintenance operations across a multi-property portfolio, setting clear standards for responsiveness, quality and safety.Manage, coach and develop an in-house maintenance team, including staffing, training, performance management and resource planning.Own preventive and corrective maintenance programs for HVAC/R, electrical, plumbing, pumps, elevators, fire/life-safety equipment and other core building systems.Act as a senior technical resource for complex equipment and building-system issues, supporting diagnosis and effective in-house repair wherever practical.Oversee work-order activity, inspections, asset records and maintenance documentation through a computerized maintenance management platform.Partner with property management teams on contractor selection, scopes of work, scheduling, service quality and cost control for specialist assignments.Track departmental and technician performance, identify recurring issues and implement process changes that improve service delivery and operating efficiency.Contribute to annual operating and capital planning, including repair-versus-replace decisions, equipment life-cycle needs and longer-term asset priorities.Monitor building automation and controls systems and identify opportunities to improve system performance, energy use and reliability.Maintain a strong safety and compliance culture, ensuring required inspections, records and operating practices align with applicable codes and regulations.Support emergency preparedness and response across the portfolio and provide experienced leadership when urgent building issues arise.Qualifications8+ years of progressive experience in facilities, building engineering or property maintenance, ideally within commercial and/or residential real estate.Experience using Yardi for facilities management, work-order tracking, preventative maintenance and equipment/service documentation.Demonstrated experience leading maintenance or engineering personnel across one or more operating properties.Strong hands-on understanding of HVAC/R, electrical, plumbing and life-safety systems, with the ability to troubleshoot equipment and guide repairs.Working knowledge of Building Automation Systems (BAS), Yardi and other computerized maintenance/work-order platforms (CMMS).Experience managing maintenance budgets, vendors, service contracts and operating-performance measures.Ability to read and interpret technical manuals, drawings, schematics and equipment documentation.Clear, credible communication style with the ability to work effectively with property teams, tenants, contractors and senior leadership.A continuous-improvement mindset and the judgment to balance service, cost, risk and long-term asset performance.
