The role is responsible for driving operational excellence, managing service providers, optimizing costs, enhancing tenant satisfaction, and preserving the value of the property.Key responsibilitiesManage, supervise and monitor all functions of the mall operations including building safety & security services, housekeeping and cleanliness, car parking operations, landscaping maintenance, M&E equipment and services and other amenities and facilities to maintain acceptable standards and maximize property valuePlan and implement proper and effective preventive maintenance programmes for all M&E services and building works, ensure maintenance checklist is in place, and respond quickly to tenants and shoppers' feedbackSupervise and monitor performance of service providers and ensure all service contracts are carried out on schedule and in accordance with contract agreement, including timely renewal of licenses, permits and service contractsOversee all renovation works carried out by tenant contractors and ensure operating procedures are strictly adhered to as per renovation manualOptimize operational cost of all M&E systems and monitor energy consumption of the mall, liaising with local authorities where necessaryEnsure a proper security system is implemented to safeguard mall properties and the security and safety of tenants and shoppersConstantly monitor shopping mall amenities and common areas to ensure high standard of cleanliness at all timesOversee car park operations and services to ensure consistently high standardOversee fit out teams to ensure tenancy design complies with shopping mall design guidelines and ensure work is carried out in a timely mannerPlan and budget expenditures related to centre management costs and monitor financial performance against budgeted performanceAbout youExperienced in mall or property operations managementAbility to manage, supervise and monitor operational functionsKnowledge of M&E systems and building maintenanceExperience managing service providers and contractsAbility to optimize operational costs and monitor financial performanceStrong communication skills to respond to tenant and shopper feedbackCapability to develop and implement systems, procedures and processesAbility to provide coaching, guidance and feedback to staff
