Job Purpose The Senior Manager – Property & Asset Management is responsible for leading the operational and financial performance of assigned property portfolios. The role exists to ensure assets are managed efficiently, revenue is protected, service standards are consistently met, and teams are guided to deliver a strong, customer-focused property management experience. The Senior Manager acts as a key link between strategic direction and on-ground execution, translating business objectives into clear operational plans while safeguarding compliance, revenue, asset value, stakeholder confidence and tenant satisfaction. Roles, Responsibilities, DutiesPortfolio, Revenue & Financial Management Deliver revenue, accounts receivable, and cost control targets across assigned portfolios. Monitor rent collection performance, outstanding balances, waivers, and recovery actions. Monitor vacancies, days on market, and unit readiness to optimise asset performance. Contribute to annual budget, business planning, service charge preparation and forecasts. Monitor and report vs same and escalate deviations with corrective plan. Identify opportunities for financial performance improvement including lease renewal/regearing. Customer Experience & Client Management Ensure consistent, high-quality service delivery across all managed properties. Build key client relationships through proactive and reliable service provision and ensure solutions-based closure of senior-level escalations. Review customer satisfaction feedback and drive corrective and preventive actions. Lead initiatives that enhance the resident and owner journey. Operations, Governance & Compliance Ensure strong operational governance in line with SOPs, KPIs, and regulatory requirements. Oversee lease management, renewals, compliance tracking, and documentation accuracy. Review operational reports covering: Outstanding rents and recoveries Pending security deposit and rent refunds Vacant units and days on market. Managing Service charge collection Unposted receipts and unidentified payments and produce monthly consolidated reports f or asset(s) under management. Escalate high-risk matters with clear recommendations. Identify opportunities for operational performance improvement. Oversee onsite facilities management provision and provide input into monthly performance reviews. Recommend areas for improvement of same. Leadership, People & Performance Lead, coach, and develop Managers, Supervisors, and site teams to provide best in class service levels. Set clear performance expectations and monitor delivery against targets. Support succession planning, talent development, and performance improvement initiatives. Promote collaboration and accountability across teams and departments. Continuous Improvement & Risk Management Identify opportunities to improve processes, controls, and service delivery. Support change initiatives and system enhancements. Proactively identify operational and financial risks and implement mitigation plans. Health, Safety & Compliance Comply with Colliers Quality Policy, HSE procedures, AD ESHMS regulations, and applicable UAE laws. Promote a strong safety culture across teams and sites. Ensure timely reporting and resolution of health and safety issues. Participate in mandatory health and safety training.Qualification:Bachelor’s degree in real estate, Business Administration, or a related discipline. RICS or other professional governing body membership preferred.Experience and Skills: Minimum 10–12 years’ progressive experience in property and asset management, with onsite leadership responsibility. Strong commercial and financial management skills including service charge budgeting experience. Onsite experience and evidence of career path illustrating increasing responsibility with evidence of ability to manage large, onsite experience of Grade A offices. Knowledge and application of local and international best practices relating to the asset to be managed. In-depth knowledge of UAE property regulations and market practices and familiarity with key lease terms. Strong stakeholder management, communication, and decision-making skills. Ability to lead effectively in a fast-paced, multicultural environment. Solutions focused, action orientated approach.
