With a decade of experience in the region and a team that possesses extensive knowledge of the market, we provide a fully integrated HR solution.We are currently recruiting a Senior Manager - Quantity Surveying for our client based in Dubai, UAE for a Period of 13-Months.Job Summary:To lead Quantity Surveying and Cost Management activities for interior fit-out and refurbishment projects, providing expertise in cost planning, estimating, tendering, contract administration, cost control, variations, and final accounts.The role will ensure effective commercial and cost management throughout the project lifecycle, with particular focus on interior finishes, joinery, MEP fit-out works, specialist packages, and fit-out contractor management, while supporting timely and cost-effective project delivery.
Job Responsibilities
1.Cost Planning & Estimating-Lead the preparation and review of cost estimates, BOQs, budgets, and cost plans for interior fit-out projects.Prepare and validate cost estimates for finishes, partitions, ceilings, flooring, joinery, FF&E, MEP fit-out, and specialist works.Review drawings, specifications, and scope of work to ensure accurate quantity take-offs and cost estimates.Benchmark fit-out costs and recommend opportunities for value engineering and cost optimization.Provide commercial input during design development to ensure projects remain within approved budgets.2.Tendering, Contract Administration & Cost Control-Manage commercial activities for fit-out contractors, subcontractors, and specialist suppliers.Support tender preparation, bid evaluation, commercial comparisons, and contractor recommendations.Review and assess fit-out variations, change orders, contractor claims, payment applications, and final accounts.Monitor project commitments, actual expenditure, and forecast costs against approved budgets.Ensure all commercial activities comply with contractual and project requirements.3.Variations, Claims & Risk Management-Identify potential cost and contractual risks associated with design changes, site conditions, material selections, and scope changes.Evaluate contractor variations and claims and provide commercially sound recommendations.Maintain variation and change-control registers throughout the project lifecycle.Identify potential cost overruns early and recommend appropriate mitigation measures.4.Cost Reporting & Project Controls-Prepare and review cost reports, cash-flow forecasts, variation reports, payment reports, and final cost forecasts.Track fit-out project costs from design and procurement through construction, handover, and final account closure.Monitor project performance and highlight deviations from approved budgets.Provide accurate commercial information to support management decision-making.5.Stakeholder & Team Management-Work closely with designers, architects, MEP consultants, project managers, procurement teams, fit-out contractors, and specialist subcontractors.Coordinate commercial matters across multiple fit-out work packages.Support negotiations with contractors and suppliers on pricing, variations, and contractual matters.Provide technical and commercial guidance on fit-out cost management and quantity surveying.Ensure timely commercial closure and settlement of final accounts.
Job Requirements
Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, or related field.RICS or equivalent qualification is must to have.6-7 years of Quantity Surveying/Cost Management experience, with strong interior fit-out experience.Experience in commercial, hospitality, retail, residential, office, or airport fit-out projects.Strong knowledge of interior finishes, joinery, MEP fit-out, FF&E, and specialist fit-out packages.Hands-on experience in BOQs, cost estimation, tendering, variations, claims, payment certification, and final accounts.Proficiency in CostX or similar estimating software, AutoCAD, and MS Office.UAE fit-out experience with contractors, subcontractors, and consultants preferred.Good knowledge of UAE fit-out costs, materials, and market rates.
