Team members join a growth-oriented environment that values precision, innovation, and high standards in real estate development.Key Duties & ResponsibilitiesLead the end-to-end procurement process for construction materials, subcontracting packages, MEP, civil, architectural finishes, and other project requirements.Manage procurement activities from PR/RFQ through tendering, commercial evaluation, negotiation, award, PO/LPO, and delivery follow-up.Independently manage multiple procurement packages and ensure all requirements are delivered on time, within budget, and in accordance with project specifications.Develop and maintain a strong network of local and international suppliers, manufacturers, contractors, and subcontractors.Identify and qualify new suppliers to improve cost competitiveness, quality, capacity, and lead times.Prepare and manage RFQs, tender documents, commercial comparisons, bid evaluations, and recommendation reports.Conduct commercial negotiations and achieve measurable cost savings and value engineering opportunities.Review BOQs, specifications, drawings, and technical requirements to ensure accurate procurement and identify potential discrepancies or risks.Work closely with Project Management, Engineering, QS/Commercial, Design, Finance, and Site teams to understand requirements and resolve procurement-related issues.Monitor supplier performance, production, delivery schedules, quality, and contractual compliance.Proactively identify procurement risks, long-lead items, market constraints, and potential project delays, and develop mitigation plans.Ensure procurement activities comply with company policies, approval procedures, budgets, and contractual requirements.Maintain accurate procurement records, supplier databases, tender documentation, and procurement trackers.Prepare regular procurement status reports, savings reports, and management updates.Support the development and implementation of procurement strategies, category strategies, and supplier management programs.Continuously identify opportunities for cost optimization, process improvement, standardization, and improved supplier performance.Take full ownership of assigned procurement packages and drive them to completion without constant supervision.environment.Proficiency in procurement software, ERP systems, and MS Office tools.Fluency in English; additional languages relevant to regional suppliers are a plus.Requirements8+ years of proven procurement experience, preferably within construction, real estate development, contracting, or a related industry.Strong practical experience in construction procurement, with exposure to several of the following:Civil & StructuralMEPArchitectural FinishesDoors, Ironmongery & JoinerySanitaryware & PlumbingElectrical & LightingFaçade & GlazingFF&ELandscaping / External WorksSubcontracting packagesStrong understanding of BOQs, specifications, drawings, RFQs, tendering, commercial evaluations, and supplier negotiations.Demonstrated ability to manage procurement independently from requirement to award and delivery.Proven track record of cost savings, successful negotiations, supplier development, or other measurable procurement achievements.Strong commercial and analytical skills with the ability to compare offers and identify the total cost and commercial implications of different options.Excellent negotiation and supplier management skills.Ability to work under pressure and manage multiple priorities and tight project deadlines.Strong communication and stakeholder-management skills.High level of accountability, attention to detail, and professional maturity.Proactive problem-solving mindset with the ability to identify issues and propose solutions independently.Good knowledge of procurement processes, contracts, commercial terms, and payment conditions.Proficiency in MS Excel and procurement/ERP systems; SAP, Oracle, or similar systems are an advantage.UAE construction/real estate experience is highly preferred.Fluent English is required.
