Senior Project Manager

Greetings..!About Role:The Senior Project Manager is responsible for leading and overseeing all Project Management activities covering Facility Management, Design Management, and Construction Management for Cloud City developments in KSA and UAE.The role ensures that all projects are delivered in compliance with company policies, standards, regulatory requirements, and approved business plans. This leadership position drives successful project delivery on time, within scope, within budget, and to defined quality standards while supporting the Group’s strategic and investment objectives.Strategic Leadership & PlanningDevelop and implement Project Management strategy in collaboration with the Board and senior leadership, translating strategic direction into executable project plans.Establish departmental objectives, KPIs, and performance benchmarks aligned with corporate goals.Monitor project and portfolio performance, implementing initiatives to improve delivery efficiency, reduce risk, and enable informed decision‑making.Ensure at least 90% of projects are delivered on time, within budget, and in accordance with quality standards.Policies, Governance & ComplianceImplement and enforce departmental policies, standards, and procedures to ensure consistent and efficient project delivery.Ensure full compliance with regulatory, operational, quality, and governance requirements across KSA and UAE projects.Maintain best‑practice project governance frameworks across all project lifecycle stages.Budgeting & Cost ControlDevelop and manage the annual departmental budget, ensuring expenditures remain within approved limits.Monitor financial performance, cash flow, and cost forecasts to support cost‑effective project outcomes.Identify cost optimization opportunities without compromising quality or timelines.Design & Contract ManagementOversee all design management activities, including tender documentation, design development, drawings, specifications, and project manuals.Ensure final architectural, structural, MEP, electrical, safety, and security designs fully comply with standards and regulatory requirements.Oversee procurement strategies, contract negotiations, and vendor management activities.Ensure effective contract administration, including change management, claims, and variations in line with FIDIC principles.Stakeholder Management & CommunicationMaintain strong relationships with internal and external stakeholders, consultants, government authorities, and partners.Ensure transparent, accurate, and timely communication regarding project status, risks, and decisions.Qualifications and CertificationsBachelor's degree in Civil Engineering, Architecture, Real Estate, or related field Master’s Degree preferProfessional certifications in project management (PMP, PRINCE2, etc.) are advantageous.Strong knowledge of pre‑ and post‑contract management and FIDIC regulations.Work ExperienceMinimum 10 years’ experience in real estate development and project management, preferably within large‑scale or mixed‑use developments.Proven leadership experience managing complex, multi‑stakeholder projects in KSA and/or UAE.Proficiency in English & Arabic is mandatory.If interested please share your resume to karthikeyan.r@alefgroup.ae
