Apply & track with Apply EdgeSENIOR PROJECT MANAGERLocation: United Arab Emirates (UAE)Industry: Real Estate Development | Construction | Project ManagementAbout the RoleWe are seeking an experienced and results-driven Senior Project Manager to lead and oversee end-to-end project management activities across Facility Management, Design Management, and Construction Management for large-scale real estate developments in KSA and the UAE.The successful candidate will be responsible for delivering complex development projects in alignment with strategic business objectives, approved budgets, quality standards, regulatory requirements, and project timelines.This senior leadership position requires strong technical expertise, commercial acumen, strategic planning capabilities, and proven experience managing large-scale, multi-stakeholder developments.
Key Responsibilities
1. Strategic Leadership & Project PlanningDevelop and execute project management strategies in collaboration with the Board and senior leadership.Lead the planning, execution, monitoring, and successful delivery of real estate development projects across KSA and the UAE.Establish departmental objectives, KPIs, and performance benchmarks.Monitor project portfolio performance, identify potential risks, and implement corrective actions to improve delivery efficiency.Ensure a minimum of 90% of projects are delivered on schedule, within approved budgets, and in accordance with quality standards.2. Project Governance, Risk & ComplianceEstablish and implement project governance frameworks, policies, procedures, and reporting mechanisms.Ensure compliance with regulatory requirements, building codes, safety standards, and statutory approvals across KSA and the UAE.Identify, assess, and mitigate project risks throughout the development lifecycle.Drive consistency, accountability, and quality assurance across all project management functions.3. Financial Management & Cost ControlDevelop, manage, and monitor departmental and project budgets.Oversee project cost planning, expenditure tracking, cash-flow forecasting, and financial performance.Identify cost optimization opportunities without compromising quality or project timelines.Monitor budget deviations and implement corrective measures to ensure financial discipline.4. Design, Construction & Facility ManagementOversee the complete project lifecycle, including planning, design development, construction, commissioning, handover, and facility management coordination.Lead design management activities, including technical reviews, tender documentation, drawings, specifications, and project manuals.Ensure architectural, structural, MEP, electrical, safety, and security designs meet applicable standards and regulatory requirements.Coordinate with consultants, engineers, contractors, and facility management teams to ensure seamless project execution.Monitor construction progress, contractor performance, quality standards, and delivery milestones.5. Procurement & Contract ManagementOversee procurement strategies, tendering processes, contractor selection, and contract negotiations.Manage pre-contract and post-contract activities, ensuring compliance with contractual and commercial requirements.Oversee contract administration, variations, claims, change orders, and dispute resolution in accordance with FIDIC principles.Evaluate consultant, contractor, and vendor performance to ensure quality, cost efficiency, and timely delivery.6. Stakeholder Management & Leadership ReportingDevelop and maintain relationships with senior leadership, consultants, contractors, regulatory authorities, and external stakeholders.Provide timely and accurate reporting on project progress, financial performance, risks, and key milestones.Facilitate effective coordination across internal departments and external project stakeholders.Lead multidisciplinary project teams, driving accountability, collaboration, and operational excellence.Qualifications & CertificationsBachelor's degree in Civil Engineering, Architecture, Real Estate, Construction Management, or a related discipline.Master's degree in a relevant field is preferred.Professional project management certifications such as PMP, PRINCE2, or equivalent are advantageous.Strong knowledge of construction management, project governance, pre-contract and post-contract management, and FIDIC-based contracts.Professional ExperienceMinimum 10 years of relevant experience in real estate development, construction, and project management.Proven experience delivering large-scale real estate, mixed-use, or complex development projects.Demonstrated leadership experience managing multidisciplinary teams, consultants, contractors, and multiple stakeholders.Project management experience in KSA and/or the UAE is essential.Strong experience in design coordination, construction execution, procurement, budgeting, and contract administration.Sound understanding of regional regulatory requirements, authority approvals, and construction standards.Mandatory Language RequirementsProfessional proficiency in both English and Arabic is mandatory.
