The organization is seeking an experienced Senior Property Manager to take a hands-on leadership role overseeing day-to-day property operations, financial performance, capital projects, and tenant relationships. This is an opportunity for an experienced property management professional who enjoys working closely with ownership and taking accountability for the overall performance and condition of a commercial real estate portfolio.The Senior Property Manager will oversee a multi-property commercial portfolio and serve as a key point of contact for ownership, tenants, vendors, contractors, leasing professionals, and other business partners. The ideal candidate brings a strong combination of operational expertise, financial acumen, leadership skills, and an owner’s mindset and is eager to influence property performance, operational strategy, capital planning, and the overall tenant experience.ResponsibilitiesProperty OperationsOversee the day-to-day operation, maintenance, security, appearance, and overall condition of the office and industrial portfolio.Lead and coordinate internal property management and building operations resources, along with third-party service providers.Establish and maintain preventative maintenance, emergency response, and risk management practices.Evaluate vendors, service contracts, equipment, and building operations for quality, efficiency, and cost effectiveness.Identify capital needs and make recommendations regarding property improvements and expenditures.Conduct regular property inspections and proactively address maintenance, safety, appearance, and operational concerns.Conduct property tours with senior leadership and communicate significant operational needs and opportunities.Tenant RelationsDevelop and maintain strong, professional relationships with tenants.Respond promptly and effectively to tenant requests and significant property matters.Oversee tenant move-ins, move-outs, and other property-related activities.Continuously evaluate and improve tenant service processes.Partner with leasing professionals on tenant-related matters, renewals, expansions, relocations, and new leases.Financial ManagementLead the preparation of annual operating and capital budgets.Review monthly financial performance, revenues, expenses, receivables, and budget variances with senior leadership.Monitor expenditures and ensure spending aligns with ownership objectives.Oversee operating expense reconciliations and tenant recoveries.Identify opportunities to control expenses, improve efficiency, and maximize NOI.Provide recommendations based on property financial performance and operating trends.Capital Projects & LeasingCoordinate capital projects, major repairs, building improvements, and tenant improvement work.Solicit and evaluate proposals and oversee contractors, consultants, and vendors.Monitor project schedules, budgets, quality, and completion.Support leasing activities, including renewals, expansions, relocations, and new leases.Ensure vacant spaces and common areas are maintained to appropriate ownership and leasing standards.Risk Management & AdministrationEnsure properties are operated in accordance with applicable laws, regulations, life-safety requirements, and insurance standards.Maintain accurate property, tenant, vendor, insurance, and incident documentation.Provide senior leadership with timely updates regarding property performance, capital needs, risks, and significant tenant or operational matters.Maintain appropriate emergency response and risk management procedures.Qualifications8+ years of commercial property management experience, preferably with office and/or industrial assets.Demonstrated experience overseeing property management and/or building operations personnel and third-party service providers.Strong understanding of commercial leases, property operations, budgeting, financial reporting, operating expense reconciliations, and tenant recoveries.Experience managing capital projects, tenant improvements, contractors, and vendors.Strong analytical, organizational, communication, and decision-making skills.Ability to operate independently, prioritize competing demands, and take ownership of issues from identification through resolution.High proficiency with Microsoft Office, particularly Excel, Word, Outlook, and Teams.Experience with commercial real estate property management, accounting, budgeting, or related software platforms. AppFolio software is a plus.Bachelor’s degree in real estate, business, finance, engineering, or a related field preferred; equivalent relevant experience will be considered.CPM, RPA, CCIM, or similar professional designation is desirable.Experience working directly for a commercial real estate owner/operator preferred.Valid driver’s license and reliable transportation required for travel between properties, as applicable.Work Environment & ExpectationsRegular presence at properties within the portfolio is expected.The role may require occasional travel between properties, vendor meetings, inspections, and project sites.The Senior Property Manager will be expected to respond appropriately to significant property or tenant issues and participate in emergency response efforts as needed.Compensation & Benefits$165,000–$190,000 base salaryAnnual bonus eligibilityPaid Time Off (PTO)401(k) with company matchMedical, dental, and vision insurance
