Must have 10+ years of experience in Commercial/Office property management (no residential/condos/apartment experience will be considered)Senior Property Manager to join a leading Company located in the Charlotte, NC surrounding area.The Senior Property Manager is responsible for maintaining both the physical and fiscal aspects of a property or a portfolio of properties with a thorough understanding of real estate fundamentals and business management, with a particular focus on the specific needs of clients and tenancy. This individual will maintain a high level of professionalism in addressing internal and external issues including response to and resolution of any client requests or concerns.Job Responsibilities: Ensure the highest level of client satisfaction with the Property Management function and ensure that contractual obligations are being met and expected benefits are realizedDevelop and maintain effective working relationships with client leadership teams, operational teams, landlords and tenants with the overall objective of enhancing the business relationship within the portfolioManage, coordinate, and exercise functional responsibility for Property Management services within assigned facilitiesCarry out supervisory responsibilities in accordance with the organization's policies and applicable laws including interview, hire, and train employees; plan, assign, and direct work; appraise performance; reward and discipline employees; address complaints and resolve problemsLead property support staff by conducting regular meetings to review service expectations, brainstorm, and problem solve, etc.Take ownership of, establish, and maintain standardization and consistency with best-in-class Property Management practices, including financial, physical maintenance, tenant retention, and lease administration processesDocument cost avoidance and/or savings within accountCoordinate Property Management reporting per needs of client(s)Provide input and direction regarding issues as requested by property staff.Manage monthly accounting updates and issuesManage monthly CMMS reporting and tracking, analyze CMMS data to benchmark operations and drive improvementApprove employee timesheets and expense reportsMonitor and foster vendor relationshipsPerform and document scheduled inspections of facilities per client needs or directionAssist/prepare, submit and manage property budgets with clients' goals and objectives addressed, track variances and ensure smooth recovery processAbstract and understand lease language to comprehend landlord and tenant responsibilities, defaults, etc.Manage and ensure correct rental rates are in place, manage rent collections, ensure receivables are kept in check per lease guidelinesMonthly reporting of property management activities to Division ManagerPursue or assist in the pursuit of new business development as necessaryOther FunctionsPrepares reports and spreadsheets as neededResponsible for employee payroll, where neededOrders supplies as necessaryPerforms other duties as assignedBasic Hiring Criteria:10+ years' experience in commercial, office or medical office (excluding residential, hotel experience) property management (operational experience is preferred)10+ years of leadership experience managing non-exempt and/or exempt-level employees processCMMS experience a strong plusExperience with preparation of, and adherence to, annual property budgetsHigh proficiency in MS applications including Word, Excel, PowerPoint and OutlookProven ability to successfully lead a team.Demonstrated possession of knowledge, skills and abilities gained through at least five years as processing assistant/secretarial experience with same or similar dutiesStrong organizational skills; detail orientedExcellent verbal and written communication skillsAbility to adapt and remain flexibleStrong interpersonal skills; ability to maintain professionalism in a sensitive and complexenvironmentProven record of providing excellent internal and external customer serviceAbility to multi-task in a fast-paced environmentAbility to work independently and produce resultsDesired Qualifications: Bachelor's degree (B.A. or B.S.) from a four-year college or university a plusBOMI Real Property Administrator (RPA) designation and/or IREM Certified Property Manager, or industry-leading equivalent designation preferred
