Senior Property Manager

Job PurposeThe role holder is responsible for managing the financial and operational performance of a retail property portfolio, driving budgeting, NOI optimization, capital planning and reporting. The role holder leads leasing and tenant relations, property operations and maintenance, and financial reporting oversight to protect asset value and tenant satisfaction. It also supports strategic planning, owner and investor relations, market and portfolio analysis to inform hold, sell and repositioning recommendations. The role holder shall carry out his duties in accordance with the stipulated business policies and procedures.Key ResponsibilitiesAsset and Financial PerformanceLeads the annual budgeting process for the retail portfolio, aligning operating and capital plans with ownership targets and approved business objectives.Monitors net operating income and key performance metrics against budget, identifies variances and drives corrective action to protect portfolio returns.Leasing and Tenant RelationsLeads lease renewal negotiations and occupancy strategy across the retail portfolio, protecting rental income and maintaining occupancy in line with approved targets.Resolves escalated tenant issues, maintaining tenant retention and satisfaction across the portfolio.Property Operations, Maintenance and Vendor ManagementOversees facilities management and preventive maintenance programmes across the portfolio, ensuring assets are maintained to a consistent operational standard.Manages vendor and contractor relationships and directs capital improvement projects on site, ensuring works are delivered on time, within budget and to agreed service standards.Financial Reporting and Accounting OversightReviews CAM reconciliations and coordinates with the accounting team to ensure accurate and timely recovery of common area costs from tenants.Oversees accounts payable and receivable activity and reviews monthly and quarterly financial reports for the portfolio, ensuring accuracy before submission to ownership and senior management.Risk, Compliance and InsuranceEnsures the portfolio's compliance with applicable regulatory and safety requirements, minimizing the organization's legal and operational risk exposure.Manages insurance coverage for the portfolio and coordinates audits and inspections, ensuring the organization's assets remain adequately protected.Team Leadership and DevelopmentDirects the day-to-day workload and development of the retail portfolio management team, ensuring consistent standards of tenant and asset service.Strategic Planning, Owner/Investor Relations and Market AnalysisSupports acquisition and disposition due diligence for retail assets, providing operational and financial input to inform investment decisions.Communicates portfolio performance and business plan progress to investors and ownership groups, supporting informed decision-making.Monitors local retail market conditions and competitive positioning, contributing market and asset-level analysis to hold, sell and repositioning recommendations.Required Qualifications:Bachelor’s degree in Business Administration or equivalent is requiredMaster’s degree in Business Administration or equivalent is preferredRelevant certification in Certified Property Manager (CPM) or equivalent is preferredMinimum of 8 years of relevant experience in Residential & Commercial Property ManagementAt least 6 years in positions of progressively increasing managerial responsibilitiesFluent written and spoken English essential, Arabic preferred
