This role is responsible for ensuring the facility operates safely, efficiently, and in full compliance with federal, contractual, and security requirements. The Senior Property Manager will serve as the primary point of accountability for assigned properties within the campus and will mentor and lead a team of facilities and property staff supporting a secure government environment.QualificationsU.S. Citizenship (required for security clearance eligibility)Active Top Secret clearance, or eligibility for and willingness to apply for and maintain oneBachelor’s degree in Facilities Management, Business, Real Estate, or related field10+ years of property or facilities management experience, including at least 2 years in a senior or supervisory roleProven experience managing large campus, commercial, or government facilitiesStrong financial acumen, including budgeting, forecasting, and cost managementExcellent communication, organizational, and problem-solving skillsWorking knowledge of facility compliance requirements in a secure environmentCPM (Certified Property Manager), CFM (Certified Facilities Manager), or similar industry certificationProficient with property management and accounting software (Maximo, MRI), Microsoft Office Suite and Adobe Acrobat.Key ResponsibilitiesCampus Operations ManagementOversee daily operations of a large government campus, including assigned buildings, grounds, and shared infrastructureEnsure compliance with government contract requirements, facility security standards, and applicable federal, state, and local regulationsConduct regular facility inspections to ensure standards for maintenance, life-safety systems, and physical security are metCoordinate with government stakeholders on operational mattersManage vendor, contractor, and subcontractor relationshipsFinancial PerformancePrepare, manage, and monitor operating budgets, forecasts, and financial reportsAnalyze monthly financial statements and variance reports, identifying opportunities for cost savings and efficiency improvementsReview and approve invoices, manage purchase orders, and support cost tracking for government contract deliverablesSupport annual budget planning, capital improvement projects, and facility lifecycle planningFacilities & Asset ManagementWork with technical managers to oversee preventive maintenance programs for building systems (HVAC, electrical, plumbing, fire/life safety, access control)Manage capital improvement and renovation projects, ensuring work is coordinated with security and operational requirementsMaintain accurate facility records, inspection logs, and documentation for government audits and reviewsSecurity & ComplianceEnsure all facility operations align with government security requirements, including access control and visitor/escort proceduresPartner with security personnel to maintain compliance with physical security and personnel security protocolsSupport emergency preparedness planning, drills, and incident response for the campusTeam LeadershipSupervise, train, and mentor property management staffConduct performance reviews and support staff developmentFoster a collaborative, high-performance team culture in a secure, mission-focused environmentWhat We OfferCompetitive salary: $150K to $180K based on qualifications and experiencePerformance-based bonusHealth, dental, and vision insurance401(k) with company matchPaid time off and holidaysProfessional development and certification supportPeterson Companies is an equal opportunity employer.
