قدّم وتابع مع أبلاي إيدجMacdonald & Company has been retained by a growing, privately held real estate investment and development firm to appoint a Senior Property Manager to oversee its industrial portfolio across the Southeast.This is an opportunity to move into a true ownership-side position, taking responsibility for a 1–2M+ SF portfolio of industrial assets across multiple Southeast markets. The successful candidate will have broad responsibility across property operations, financial performance, tenant relationships, capital projects and vendor management, while working closely with Asset Management, Accounting and Construction.The firm is looking for someone who approaches property management with an owner's mentality – proactively identifying opportunities to improve NOI, control operating expenses, mitigate risk and enhance long-term asset value.Key ResponsibilitiesOversee day-to-day operations and maintenance across a geographically dispersed industrial portfolio.Manage building systems, preventative maintenance programs, service contracts, vendors and third-party engineering/maintenance teams.Conduct regular property inspections and maintain strong operational, safety and compliance standards.Act as the primary point of contact for tenants, building strong relationships and resolving operational issues proactively.Manage lease administration including rent collection, CAM reconciliations, lease compliance, move-ins and move-outs.Oversee capital improvements, tenant improvement projects and building renovations, managing scope, schedule, budgets and contractors.Prepare annual operating budgets, quarterly reforecasts, monthly ownership reporting and CAM reconciliations.Monitor operating expenses, cash flow and budget variances, identifying opportunities to improve property-level performance.Support acquisitions and dispositions through due diligence, property onboarding and operational transitions.Partner closely with Asset Management to execute individual property business plans and longer-term investment strategies.The Ideal Candidate7–10+ years of commercial property management experience, ideally including industrial assets.Previous experience managing a multi-property or geographically dispersed portfolio.Strong understanding of property-level financials, budgeting, forecasting and CAM reconciliations.Good technical understanding of commercial building systems including HVAC, electrical and mechanical infrastructure.Demonstrable experience overseeing capital projects, tenant improvements and building renovations.Strong tenant, vendor and stakeholder management skills.Experience working alongside Asset Management, Accounting, Leasing and Construction teams.Proficiency with Yardi.Bachelor's degree in Business, Engineering or a related discipline preferred.CPM, RPA, FMA, LEED AP or similar qualifications are advantageous but not essential.The position is based in Atlanta and will require regular travel throughout the Southeast portfolio.This is a strong opportunity for an experienced industrial property management professional looking to join the principal side, gain genuine ownership over a significant portfolio and work directly alongside the firm's investment and asset management teams.
