Senior Real Estate Feasibility AnalystPropertyDynamix | Dubai, UAE | Full-timeTHE ROLEYou will lead feasibility studies for residential and mixed-use projects in Dubai and Abu Dhabi: land appraisal, unit mix, pricing, absorption, cost, cash flow and returns. You will present findings to developers' decision makers and review the work of junior analysts.WHAT YOU WILL DO

• Build and own feasibility models: residual land value, development appraisal, IRR, profit on cost and sensitivity cases
• Set unit mix and PSF assumptions from DLD recorded transactions and comparable projects
• Test payment plans, phasing and absorption against market evidence
• State clearly what the data supports and what it does not
• Present to developer CEOs, CFOs and investment committees
• Review and coach junior analystsWHAT YOU BRING
• 7+ years in real estate feasibility, development appraisal or development finance in the UAE
• Delivered feasibility studies for live projects, with the outcomes you can describe
• Advanced Excel modelling; Argus or similar is a plus
• Strong command of PSF, efficiency ratios, construction cost, land cost and escrow cash flow
• Clear writing and the confidence to challenge a developer's assumptionsWHAT WE OFFER
• Base salary: AED 30,000 to 40,000 per month
