Site Manager – Luxury Residential Villa Project (Tanzania)Position: 0Site Manager – Architecture, Interior Fit-Out & JoineryLocation: Dar es Salaam, TanzaniaProject Type: High-End Luxury Residential VillaEmployment Type: Full-Time, Project-BasedAbout the RoleWe are seeking an experienced and highly motivated Site Manager to oversee the execution of a luxury residential villa project in Tanzania. The successful candidate will act as the primary on-site representative, ensuring that all architectural, interior design, joinery, and construction works are executed in accordance with the approved design intent, project specifications, quality standards, budget, and timeline.The Site Manager will work closely with the Client, Design Consultants, Contractors, Suppliers, and Project Stakeholders to ensure smooth coordination and successful project delivery.Key Responsibilities:Project Coordination & Management* Lead and supervise day-to-day site operations.* Coordinate between Architectural, Interior Design, MEP, Structural, and Contractor teams.* Ensure all works are executed according to approved drawings, specifications, and project requirements.* Monitor construction progress and provide regular updates to the Client and Design Team.* Organize and lead site meetings with contractors, consultants, and suppliers.* Identify potential issues proactively and implement corrective actions.Interior Fit-Out & Joinery Management* Review shop drawings, material submissions, and technical details before execution.* Supervise all interior fit-out and custom joinery installations.* Ensure millwork, furniture, finishes, and decorative elements are executed to luxury hospitality/residential standards.* Coordinate procurement schedules with fabrication and installation programs.Construction Supervision* Oversee civil, architectural, and finishing works.* Verify compliance with local regulations, codes, and construction standards.* Coordinate site inspections and approvals when required.* Monitor workmanship quality and adherence to specifications.Quality Control* Conduct regular quality inspections and snagging reviews.* Ensure defects are identified, tracked, and rectified promptly.* Maintain detailed quality records and site reports.* Protect the design intent throughout the construction process.Planning & Reporting* Review and monitor project schedules.* Track milestones and identify delays or risks.* Submit weekly and monthly progress reports.* Maintain photographic progress records.* Assist in forecasting site requirements and resource planning.Cost & Change Management* Review variation requests and assess site implications.* Verify quantities and completed work where required.* Support the Client in evaluating contractor claims and change orders.* Monitor material wastage and site efficiency.Health, Safety & Compliance* Ensure safe working practices are maintained on site.* Monitor contractor compliance with health and safety regulations.* Report and document incidents, risks, and corrective actions.Required Qualifications:Education* Degree or Diploma in Civil Engineering, Architecture, Interior Design, Construction Management, or a related field.Experience* Minimum 8 years of proven experience in Interior Fit-Out and Joinery Projects.* Experience managing luxury residential, hospitality, commercial, or high-end villa projects.* Demonstrated experience coordinating multiple trades and specialist contractors.* Experience in both interior fit-out and construction execution is highly preferred.Technical RequirementsThe ideal candidate should have strong knowledge of:* Interior fit-out execution* Custom joinery and millwork* Architectural finishes* Construction methodologies* Quality control procedures* Site coordination and project management* Shop drawing reviews* Material approvals and procurement coordination* Snagging and handover processes* Building regulations and construction standardsKnowledge of MEP coordination, structural works, and local authority requirements will be considered an advantage.
