Site Project Manager

Project Leadership & DeliveryLead the complete project lifecycle from mobilization, planning, and construction through testing, commissioning, and final handover.Establish project execution strategies, construction methodologies, schedules, milestones, and delivery targets.Drive project performance against approved time, cost, quality, and safety objectives.Lead multidisciplinary project teams and ensure effective coordination across all project functions.Construction ManagementOversee structural, architectural, finishing, and associated building works.Ensure construction activities are executed in accordance with approved drawings, specifications, BOQ, method statements, and project requirements.Monitor site productivity, resource utilization, work sequencing, and construction progress.Resolve technical and construction-related challenges efficiently to maintain project momentum.Design & Technical CoordinationLead coordination between architectural, structural, MEP, landscape, and specialist disciplines.Review drawings, shop drawings, material submittals, technical specifications, RFIs, and method statements.Identify design interfaces and potential clashes and ensure timely technical resolution.Maintain alignment between design intent and site execution.Client & Stakeholder ManagementServe as the key interface with the client, consultant, contractor, subcontractors, suppliers, and relevant authorities.Lead progress meetings, technical coordination meetings, and project reviews.Maintain clear communication and ensure timely closure of actions, approvals, and project issues.Build effective professional relationships while protecting project objectives and contractual requirements.Commercial & Contract ManagementMonitor project budgets, commitments, variations, and overall cost performance.Review BOQ, contract requirements, variation orders, change requests, claims, and additional works.Support commercial teams in evaluating contractor claims and maintaining contractual compliance.Identify potential cost and commercial risks at an early stage.Planning, Progress & PerformanceMonitor project performance against baseline schedules and key milestones.Review weekly and monthly progress, look-ahead plans, critical activities, and recovery programs.Identify delays, constraints, and potential schedule impacts and implement appropriate corrective actions.Provide management with accurate project status, risks, and recovery recommendations.Quality, HSE & ComplianceEnsure all works comply with approved quality standards, specifications, drawings, inspection requirements, and applicable Saudi regulations.Drive a strong culture of quality, health, safety, and environmental compliance.Coordinate inspections, testing, non-conformance resolution, and corrective actions.Ensure project risks are identified, assessed, monitored, and appropriately mitigated.Handover & Close-OutLead project completion, snagging, testing, commissioning, and defect rectification activities.Ensure timely closure of outstanding works and punch-list items.Coordinate as-built drawings, O&M manuals, warranties, testing records, and other close-out documentation.Manage the final handover process and ensure contractual deliverables are completed.CORE COMPETENCIES✔️ Building Construction & Project Delivery✔️ Project Planning & Scheduling✔️ Architectural & Structural Coordination✔️ MEP Interface Management✔️ Contract & Commercial Management✔️ Cost & Change Control✔️ Risk & Issue Management✔️ Quality Assurance & HSE✔️ Client & Consultant Management✔️ Team Leadership & Resource Management✔️ Project Reporting & Performance Monitoring✔️ Testing, Commissioning & HandoverREQUIRED EXPERIENCE & SKILLSMinimum 8–10 years of relevant experience in building construction and project management.Proven experience managing multidisciplinary building projects from inception to handover.Strong understanding of construction methodologies, sequencing, materials, and site operations.Strong knowledge of drawings, specifications, BOQ, contracts, variations, and project documentation.Excellent leadership, communication, negotiation, and decision-making capabilities.Ability to manage multiple priorities and perform effectively in a fast-paced construction environment.Proficiency in Primavera P6 / MS Project, AutoCAD, MS Office, and relevant project management tools.Familiarity with Saudi construction standards, codes, regulations, and authority requirements is highly desirable.WHAT WE ARE LOOKING FORWe are looking for a hands-on Project Manager who can take ownership of project delivery, lead teams effectively, anticipate challenges, make timely decisions, and maintain strong control over schedule, cost, quality, safety, and stakeholder expectations.
