Turnaround Manager(Highly Specialized Role)The Mandate GoldenArea Development is seeking a highly specialized Turnaround Manager to execute an urgent recovery plan for specific underperforming real estate assets. This is not a standard project management or general operations role. This position is strictly dedicated to halting financial bleed, managing distressed inventory, and engineering immediate sales liquidity. You will execute precise tactical interventions to reverse zero-sales trends and manage aggressive debt mitigation.Highly Specialized Responsibilities:Emergency Liquidity Generation: Design and execute rapid-liquidation strategies for stalled real estate inventory, including bulk-sale negotiations, institutional off-plan offloading, and distressed asset pricing models.Cash Flow Triage: Implement and strictly manage 13-week cash flow forecasting models to identify immediate financial leaks and halt non-essential Opex/Capex spending instantly.Debt & Creditor Mitigation: Act as the primary negotiator with contractors, suppliers, and financial institutions to restructure payment terms, freeze penalties, and bridge financing gaps for stalled projects.Sales Conversion Restructuring: Conduct forensic analysis of current zero-sales projects to identify fundamental bottlenecks (e.g., pricing strategy, market positioning, or sales channel failure) and deploy immediate tactical pivots.Contractor & Dispute Resolution: Restructure or terminate failing contractor agreements and resolve legal/financial disputes that are actively stalling project handovers.Strictly Required Qualifications:Education: A Master’s Degree in Finance, Real Estate Economics, or Business Administration is strictly required (Screening requirement).Specialized Experience: Minimum of 7-10 years of experience specifically in Distressed Real Estate Assets, Turnaround Consulting, or Debt Restructuring within the property development sector.Technical Financial Skills: Advanced capability in distressed financial modeling, cash flow triage, and corporate debt workout strategies.Sales Turnaround Execution: Proven historical success in moving "dead" or highly distressed real estate inventory in stagnant markets.Mindset: Highly analytical, exceptionally resilient under pressure, and capable of executing unpopular cost-cutting and restructuring decisions efficiently.
